NOTICE OF SALE UNDER POWER STATE OF GEORGIA COUNTY OF MUSCOGEE Because of a default under the terms of the Security Deed executed by Shirley Williams to Chase Bank USA, N.A. dated August 13, 2007, and recorded in Deed Book 9068, Page 166, Muscogee County Records, said Security Deed having been last sold, assigned, transferred and conveyed to Towd Point Mortgage Trust 2015-5, U.S. Bank National Association as Indenture Trustee, securing a Note in the original principal amount of $48,000.00, the holder thereof pursuant to said Deed and Note thereby secured has declared the entire amount of said indebtedness due and payable and, pursuant to the power of sale contained in said Deed, will on the first Tuesday, September 2, 2025, during the legal hours of sale, before the Courthouse door in said County, sell at public outcry to the highest bidder for cash, the property described in said Deed, to-wit: All that lot, tract or parcel of land situate, lying and being in Muscogee County, Georgia, known and designated as All of Lot Numbered Five (5), in Block Lettered "M", in that subdivision of land known as Section One, Booker Washington Heights as said Lots appears upon a map or plat of said subdivision as recorded in Plat Book 15, Pages 117and118 in the Office of the Clerk of the Superior Court of Muscogee County, Georgia. Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, whether or not now due and payable), the right of redemption of any taxing authority, any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
