NOTICE OF FORECLOSURE SALE UNDER POWER BIBB COUNTY, GEORGIA Under and by virtue of the Power of Sale contained in a Security Deed given by Reign Unlimited Inc. to SkyBeam Capital REIT LLC, dated 12/29/2023 and recorded 1/8/2024 in DEED BOOK 11768, PAGE 182, Bibb County, Georgia Records, as last transferred to Trident Realty Investments Atlas SPV, LLC by assignment recorded at Deed Book 12073, Page 42 in the land records of Bibb County, Georgia, conveying the after-described property to secure a Note in the original principal amount of $174,000.00, with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Bibb County, Georgia, within the legal hours of sale on the first Tuesday of September 2025, the following described property: EXHIBIT "A" All that tract or parcel of land situate, lying and being in the former City limits of Macon in Macon-Bibb County, Georgia, being parts of Original Lots 3 and 4 in Block 14 on College Hill in Northwest Commons known as the Blackshear Property being more particularly described as Lot "A", according to Plat of Survey prepared by E. L. Gostin, C.E., dated June 16, 1919 and recorded in Plat Book 72, Page 610, Clerk's Office, Bibb Superior Court, which said plat is by this reference thereto incorporated herein for the purpose of a more particular and accurate description of said Lot "A" hereby conveyed. ALSO HEREBY CONVEYED, is all the Grantor's right, title and interest in a 12 foot encroachment of front of said lot which has never been formerly granted by the City of Macon aforesaid, all interest in and title to which encroachment is hereby conveyed but not warranted. The aforesaid encroachment lies immediately in front of the above described lot, and measures 12 feet deep by 59 feet wide; the aforesaid lot and encroachment being as per plat of E. K. Gostin C.E. dated May 30, 1919 and recorded in Plat Book 2, Page 25, Clerk Office, Bibb Superior Court. There are improvements taxed thereon known under the present system of numbering as 1230 Hardeman Avenue, Macon, Bibb County, Georgia. The street referred to in the foregoing description as Washington Avenue has officially been changed and is now known as Hardeman Avenue and the number of the house is now 1230 Hardeman Avenue, Macon, Bibb County, Georgia. The property hereinabove described and conveyed is the same and identical property conveyed to Southeastern Financial, LLC by John Cain by Quit Claim Deed dated February 6, 2019 and recorded in Deed Book 10286, Page 363, Clerk's Office, Bibb Superior Court. The property hereinabove described and conveyed is also the same and identical property subsequently conveyed to Credit Angels, LLC by Credit Angels, LLC, Ywakeshia Barnes, Owner, by Quit Claim Deed dated March 5, 2020 and recorded in Deed Book 10542, Page 280, Clerk's Office, Bibb Superior Court. Said property hereinabove described and conveyed is also identified as the "R.H. Mason Lot" as surveyed by E.L. Gostin, C.E. on a survey dated May 30, 1919 and recorded in Plat Book 2, Page 25, Clerk's Office, Bibb Superior Court. This conveyance is made subject to all zoning ordinances, conditions, easements, restrictions and covenants of record. Reference is hereby made to the above described plat and deed for the purpose of a more Tax ID#: Q073-0241 Subject to any Easements or Restrictions of Record This conveyance is made subject to all zoning ordinances, easements and restrictions of record affecting said bargained premises. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fee having been given). Said property will be sold on "as-is" basis and subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above. To the best knowledge and belief of the undersigned, the party in possession of the property is Reign Unlimited Inc. or tenant(s); and said property is more commonly known as 1230 Hardeman Ave, Macon, GA 31201. The sale will be conducted subject to (1) confirmation that the sale is not prohibited under the U.S. Bankruptcy Code (2) final confirmation and audit of the status of the loan with the holder of the security deed and (3) any right of redemption or other lien not extinguished by foreclosure.
