View original filePublic Notice AMENDMENT OF BLACK CREEK CDD
A Public Hearing will be held in the Miami-Dade County Commission Chambers, located on the Second Floor of the Stephen P. Clark Government Center, 111 N.W. First Street, Miami, Florida, at 9:30 A.M., on September 3, 2025, to consider an ordinance to amend the boundaries of the Black Creek Community Development District (CDD). The CDD boundaries, as shown on the map below, are bounded by:
SW 127 Avenue on the east, Theoretical SW 133 Court on the west, Theoretical SW 238 Street on the south and Theoretical SW 225 Street/Canal C-102N Extension on the north.
The CDD is designed to provide a financing mechanism for community infrastructure, facilities and services, along with certain ongoing operations and maintenance for Black Creek CDD. The original CDD boundaries encompass approximately 37.07 acres with approximately $6.957 million in infrastructure costs servicing approximately 220 residential dwelling units (99 single-family units and 121 townhome units). The current amended CDD boundaries encompass approximately 142.32 acres with approximately $3.443 million in infrastructure costs servicing approximately 1,252 residential units (283 single-family units, 418 villa units and 551 townhome units). Upon adoption of the Ordinance, the Black Creek CDD will be increased by 10.60 acres, 73 additional townhome units resulting in a total net acreage of approximately 152.92 acres with a total of 1,325 residential dwelling units (283 single-family units, 418 villa units, and 624 townhome units). The infrastructure costs for the expansion will be approximately $4.435 million.
Interested parties may:
(1) view a live broadcast of the Commission meeting in the lobby of the Stephen P. Clark Government Center, located on the first floor;
(2) speak, where permissible, in the Miami-Dade Commission Chambers located on the second floor of the Stephen P. Clark Government Center; members of the public will be required to register to speak on the first floor and will be escorted to the Commission Chambers at the appropriate time;
(3) view a live broadcast on Miami-Dade Television;
(4) view a live webcast at https://www.miamidade.gov/webcasting;
(5) a fter the meeting, view an archived copy of the meeting at www.miamidade.gov/webcasting; or
(6) if you are deaf or hard of hearing, you may join the meeting using Florida Relay Service by dialing 711 on your telephone
All interested parties may be heard in accordance with the Board’s Rules of Procedure.
A person who decides to appeal any decision made by any board, agency, or commission with respect to any matter considered at its meeting or hearing, will need a record of the proceedings. Such persons may need to ensure that a verbatim record of the proceedings is made, including the testimony and evidence upon which the appeal is to be based.
