NOTICE OF SALE UNDER POWER STATE OF GEORGIA COUNTY OF BIBB Under and by virtue of the Power of Sale in a certain Deed to Secure Debt from MELVIN JENKINS, Grantor, to HAROLD PYRON, Grantee, dated September 22, 2008, recorded in Deed Book 7943, Page 225, Clerk's Office, Bibb Superior Court Records; said Deed to Secure Debt having been given to secure a Note dated September 5, 2008, in the original principal amount of Fifty-one Thousand Three Hundred Eighteen and 48/100 Dollars ($51,318.48), there will be sold by the undersigned at public outcry, during the legal hours of sale before the door of the Courthouse of Bibb County, Georgia, on the first Tuesday in September, 2025, to-wit, September 2, 2025, to the highest and best bidder for cash, the following described property: All that tract or parcel of land lying and being in Bibb County, Georgia, described as Lot Twenty four (24) Block J, New Suburb Beautiful, according to a plat recorded in Plat Book 11, Folio 38, Clerk's Office, Bibb Superior Court, to which reference is hereby made. Also conveyed hereby is the western 40 feet of Lots 25 and 26, Block J, said subdivision. Located on said property is a residence known as 3409 Glynn Avenue, Macon, Bibb County, Georgia. This is the same property conveyed to Melvin Jenkins by deed from Harold Pyron dated September 22, 2008 and recorded in Deed Book 7943, Page 222, Clerk's Office, Bibb Superior Court. Tax/Map Parcel No. N072-0314 The debt secured by said Deed to Secure Debt and Note has been and is hereby declared due and payable in full because of failure to make monthly installments which resulted in default pursuant to the terms of said Deed to Secure Debt and Note. Notice has been given of intention to enforce provisions for collection of attorney's fees and foreclosure in accordance with legal requirements and the terms of the Deed to Secure Debt and Note. The indebtedness remaining in default, the sale will be made for the purpose of applying proceeds thereof to the payment of the indebtedness secured by the Deed to Secure Debt, accrued interest and expenses of the sale and other sums secured by the Deed to Secure Debt including attorney's fees, and the remainder if any shall be applied as provided by law. Notice to the debtor as required by O.C.G.A. §44-14-162-2 has been given and Justin S. Hollingsworth at Smith, Hawkins, Hollingsworth & Reeves, LLP, 688 Walnut Street, Suite 100, Macon, Georgia 31201, with a telephone number of (478) 743-4436, has the full authority to negotiate, amend, and modify all terms of the mortgage with the debtor. To the best of the undersigned's knowledge and belief the property is in the possession of MELVIN JENKINS and said property will be sold as the property of MELVIN JENKINS subject to outstanding ad valorem taxes, street improvements, and easements or restrictions of record and prior encumbrances, if any.
