NOTICE OF SALE UNDER POWER STATE OF GEORGIA COUNTY OF BIBB Under and by virtue of the Power of Sale in a certain Deed to Secure Debt from GEOFFREY TURNER, Grantor, to J.R. MCCOOK, JR., Grantee, dated May 31, 2022, recorded in Deed Book 11288, Page 88, Clerk's Office, Bibb Superior Court Records; said Deed to Secure Debt having been given to secure a Note dated May 31, 2022, in the original principal amount of Forty Thousand Five Hundred and NO/100 Dollars ($40,500.00), there will be sold by the undersigned at public outcry, during the legal hours of sale before the door of the Courthouse of Bibb County, Georgia, on the first Tuesday in September, 2025, to-wit, September 2, 2025, to the highest and best bidder for cash, the following described property: All that tract or parcel of land situate, lying and being in Macon-Bibb County, Georgia, being known and designated as Lot 7, Block A of Shurlington Subdivision, according to a plat made by Joe Thomas, C.E., dated October 10, 1961 and recorded in Plat Book 23, Page 56, Clerk's Office, Bibb Superior Court, which plat by this reference thereto is incorporated herein for a more complete and accurate description of said property. Said Lot 7 is further described as follows: BEGINNING at a point on the northerly side of Pinehill Drive 544 feet (this measurement being made along the northerly side of Pinehill Drive) westerly of the westerly side of New Clinton Road; and from this beginning point going in a westerly direction along the northerly side of Pinehill Drive a distance of 75 feet; thence in a northerly direction along the line dividing Lots 7 and 8 a distance of 141.8 feet; thence in a easterly direction a distance of 78.7 feet; and thence in a southerly direction along the line dividing Lots 6 and 7 a distance of 141.5 feet to the POINT OF BEGINNING. This is the same property conveyed to Geoffrey Turner by deed from J.R. McCook, Jr. dated May 31, 2022 and recorded in Deed Book 11288, Page 85, Clerk's Office, Bibb Superior Court. There are improvements located thereon known under the present system of numbering as 2014 Pinehill Drive, Macon, Bibb County, Georgia. Tax/Map Parcel No. T064-0001. The debt secured by said Deed to Secure Debt and Note has been and is hereby declared due and payable in full because of failure to make monthly installments which resulted in default pursuant to the terms of said Deed to Secure Debt and Note. Notice has been given of intention to enforce provisions for collection of attorney's fees and foreclosure in accordance with legal requirements and the terms of the Deed to Secure Debt and Note. The indebtedness remaining in default, the sale will be made for the purpose of applying proceeds thereof to the payment of the indebtedness secured by the Deed to Secure Debt, accrued interest and expenses of the sale and other sums secured by the Deed to Secure Debt including attorney's fees, and the remainder if any shall be applied as provided by law. Notice to the debtor as required by O.C.G.A. §44-14-162-2 has been given and Justin S. Hollingsworth at Smith, Hawkins, Hollingsworth & Reeves, LLP, 688 Walnut Street, Suite 100, Macon, Georgia 31201, with a telephone number of (478) 743-4436, has the full authority to negotiate, amend, and modify all terms of the mortgage with the debtor. To the best of the undersigned's knowledge and belief the property is in the possession of GEOFFREY TURNER and said property will be sold as the property of GEOFFREY TURNER subject to outstanding ad valorem taxes, street improvements, and easements or restrictions of record and prior encumbrances, if any.
