TRUSTEE'S NOTICE OF SALE
WHEREAS, on April 30, 2014, Alex Danley and Bridget Danley executed a Deed of Trust to T. Harris Collier, III, as Trustee for Trustmark National Bank, as Lender, with Mortgage Electronic Registration Systems, Inc., ("MERS"), as Beneficiary, which is recorded in the office of the Chancery Clerk of Jackson County, MS, in Book 3207 at Page 559;
WHEREAS, said Deed of Trust was assigned to Trustmark National Bank in Book 4116 at Page 164;
WHEREAS, on November 29, 2024, Trustmark National Bank substituted James Eldred Renfroe as Trustee in the aforementioned deed of trust with this recorded in Book 4116 at Page 166;
WHEREAS, there being a default in the terms and conditions of the Deed of Trust and entire debt secured having been declared to be due and payable in accordance with its terms, Trustmark National Bank, the holder of the debt has requested the Trustee to execute the trust and sell said land and property pursuant to its terms in order to raise the sums due, with attorney's and trustee's fees, and expenses of sale;
NOW, THEREFORE, I, James Eldred Renfroe, Trustee for said Deed of Trust, will on August 28, 2025, offer for sale at public outcry, and sell within legal hours (being between the hours of 11:00 a.m., and 4:00 p.m.) at the west main door of the Jackson County Courthouse in Pascagoula, MS, to the highest and best bidder for cash, the following described property situated in Jackson County, MS, to-wit:
That certain tract or parcel of land situated in the Southwest ¼ of the Northwest ¼ and Northwest ¼ of Southwest ¼ of Section 20, Township 6 South, Range 4 West, Jackson County, Mississippi, and being more particularly described as follows, to-wit: Commencing at the Northwest corner of said Section 20, Township 6 South, Range 4 West; run then South along the West line of Section 20, a distance of 1,330 feet to the South margin of Ormond Road, as now laid out and being used; then North 89 degrees 36 minutes 42 seconds East along said South margin of road a distance of 591.6 feet to the Point of Beginning; thence North 89 degrees 36 minutes 42 seconds East along said South margin of Ormond Road a distance of 130 feet; thence South 0 degrees 13 minutes 18 seconds East a distance of 1615 feet, more or less, to the center or run of Jackson Creek; thence in a general Northwesterly direction following the center or run of Jackson Creek to a point which bears South 0 degrees 23 minutes 18 seconds East from the Point of Beginning. Then North 0 degrees 23 minutes 18 seconds West a distance of 1,395 feet, more or less, to the Point of Beginning, and being the same property as described in the deed dated February 15, 1985, recorded in Deed Book 817, Page 130, Land Deed Records of Jackson County, Mississippi and confirmed by the Judgment Confirming Tax Title dated June 15, 2009, in Cause No. 2009-0251, of the Chancery Court of Jackson County, Mississippi.
I will convey only such title as is vested in me as Trustee, with no warranties.
