NOTICE OF SUBSTITUTE TRUSTEE'S SALE STATE OF MISSISSIPPI COUNTY OF JACKSON WHEREAS, default has occurred in the performance of the covenants, terms and conditions of a Deed of Trust dated July 21, 2006, executed by ANNER R LYNCH conveying certain real property therein described to LEM ADAMS III, as Trustee, for H&R BLOCK MORTGAGE CORPORATION, Original Beneficiary, to secure the indebtedness therein described, as same appears of record in the office of the Chancery Clerk of Jackson County, Mississippi filed and recorded July 31, 2006, in Deed Book 2426, Page 527; and WHEREAS, the beneficial interest of said Deed of Trust was transferred and assigned to Wells Fargo Bank, National Association as Trustee for Option One Mortgage Loan Trust 2006-3, Asset-Backed Certificates, Series 2006-3; and WHEREAS, Rubin Lublin, LLC has been appointed as Substitute Trustee; and NOW, THEREFORE, the holder of said Deed of Trust, having requested the undersigned so to do, as Substitute Trustee or his duly appointed agent, by virtue of the power, duty and authority vested and imposed upon said Substitute Trustee shall, on August 22, 2025 within the lawful hours of sale between 11:00AM and 4:00PM at the West Front Door of the Jackson County Courthouse, 3104 Magnolia Street, Pascagoula, MS 39567 proceed to sell at public outcry to the highest and best bidder for cash or certified funds ONLY, the following described property situated in Jackson County, Mississippi, to wit: LOT 130, FORT BAYOU ESTATES SUBDIVISION, PART 5-F OCEAN SPRINGS, JACKSON COUNTY, MISSISSIPPI, AS PER MAP OR PLAT THEREOF ON FILE AND OF RECORD IN THE OFFICE OF THE CHANCERY CLERK OF JACKSON COUNTY, MISSISSIPPI IN PLAT BOOK 15, PAGE 43. PROPERTY ADDRESS: The street address of the property is believed to be 3411 QUEEN ELIZABETH DR, OCEAN SPRINGS, MS 39564. In the event of any discrepancy between this street address and the legal description of the property, the legal description shall control.
