View original fileBEACON LAKES COMMUNITY DEVELOPMENT DISTRICT NOTICE OF REGULAR BOARD MEETING AND NOTICE OF PUBLIC HEAR- ING TO RECEIVE PUBLIC COMMENT ON THE FISCAL YEAR 2025/2026 PROPOSED FINAL BUDGET(S); TO CONSIDER THE IMPOSITION OF MAIN- TENANCE AND OPERATION SPECIAL ASSESSMENTS; ADOPTION OF AN ASSESSMENT ROLL; AND PROVIDING FOR THE LEVY, COLLECTION AND ENFORCEMENT OF THE SAME
The Board of Supervisors of the Beacon Lakes Community Development District will hold a public hearing on Wednesday, August 13, 2025 at 9:00 a.m. at 8355 N.W. 12th Street, Doral, Florida, 33126.
The purpose of this hearing is to receive public comment and objections on the Fiscal Year 2025/2026 Proposed Final Budget(s), to consider the adoption of an assessment roll and the imposition of special assessments to fund the proposed budget upon the lands located within the District, and to provide for the levy, collection and enforcement of the non-ad valorem assessments. The public hearing is being conducted pursuant to Chapters 190 and 197, Florida Statutes.

All benefited lands within the District pay these assessments, including undeveloped and de- veloped lands. Lands within the District are assigned units of measurement in accordance with their use and in accordance with the District’s assessment methodology that is on file at the Office of the District Management Company, Inframark, Infrastructure Management Services, 11555 Heron Bay Boulevard, Suite 201, Coral Springs, FL 33076 (the “District Office”). The District expects to levy no more than $_973,654_ in assessments for operations and maintenance, approximately a _3.8_% increase from last year, and no more than $_164,517_ for debt service against all properties based upon the year’s antici- pated budget within the District. The assessment against each parcel is the total acreage in each parcel multiplied by the assessment per acre. The District expects to collect no more than $_1,138,171_ in gross revenue as a result of the operations and maintenance, and debt service assessment.
The District may also fund various facilities through the collection of certain rates, fees and charges, which are identified within the budget(s). A copy of the Proposed Final Budget, preliminary as- sessment roll and/or the agenda for the public hearing and meeting may be obtained at the District Office during normal business hours. In accordance with Section 189.016, Florida Statutes, the proposed budget will be posted on the District’s website at www.beaconlakescdd.org at least two days before the budget hearing date.
You have the right to appear at this public hearing and express any objections, suggestions or comments you may have. You may also file written objections or comments on the proposed budget at the District Offices, Attention: District Manager. You may also email comments or objections to District Manager at Sandra.Demarco@inframark.com. By operation of law, the District’s assessments each year constitute a lien against your property located within the District just as do each year’s property taxes. It is important to pay your assessments since failure to do so will cause a tax certificate to be issued against the property which may result in loss of title.
The Board will also consider any other business which may properly come before it. The meeting is open to the public and will be conducted in accordance with the provisions of Florida Law for Community Development Districts. The public hearings and meeting may be continued to a date, time, and place to be specified on the record at the hearings or meeting without additional publication of notice. There may be occasions when one or more Supervisors will participate by telephone.

Each person who decides to appeal any decision made by the Board with respect to any matter considered at the meeting is advised that person will need a record of the proceedings and that accord- ingly, the person may need to ensure that a verbatim record of the proceedings is made, including the testimony and evidence upon which such appeal is to be based.
