SUBSTITUTE TRUSTEE'S NOTICE OF SALE WHEREAS, on December 16, 2022, Evan Hill, an unmarried man, and Joseph Richey, an unmarried man executed a deed of trust for the benefit of Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for Rocket Mortgage, LLC., its successors and assigns, which deed of trust was recorded on December 21, 2022, as Instrument No. 202227633, in Book 3961, Page 127, in the office of the Chancery Clerk of Jackson County, Mississippi; Said Deed of Trust was last sold, assigned and transferred to Rocket Mortgage, LLC f/k/a Quicken Loans, LLC by assignment recorded in Book 4130, Page 509 as Instrument No. 202502859 in the office of the Chancery Clerk of Jackson County, Mississippi. WHEREAS, the holder of the deed of trust at the time of the substitution substituted McCalla Raymer Leibert Pierce, LLP as Trustee, as authorized by the terms thereof, by instrument recorded July 16, 2025 and spread at large upon the records in the office of the aforesaid Chancery Clerk as Instrument No. 202513109 in Book 4167, Page 017 prior to the posting and publication of this notice; and WHEREAS, default having been made in the terms and conditions of the deed of trust, and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of the deed of trust, and the legal holder of said indebtedness, Rocket Mortgage, LLC f/k/a Quicken Loans, LLC , has requested the undersigned Substitute Trustee to execute the trust and sell said land, property and improvements in accordance with the terms of the deed of trust for the purpose of raising the sums due thereunder, together with attorney's fees, Substitute Trustee's fees and expenses of sale; THEREFORE, on August 20, 2025, the undersigned Substitute Trustee in the deed of trust, will offer for sale at public outcry and sell to the highest bidder for cash, within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.) at the front door of the Jackson County Courthouse at 3104 Magnolia Street, Pascagoula, Mississippi, the following described land, property and improvements lying and being situate in Jackson County, Mississippi, to-wit: Land situated in the County of Jackson in the State of MS INDEX AS FOLLOWS: LOT 2753, OCEAN BEACH ESTATES SUBDIVISION, FIRST ADDITION, A SUBDIVISION ACCORDING TO THE OFFICIAL MAP OR PLAT THEREOF ON FILE AND OF RECORD IN THE OFFICE OF THE CHANCERY CLERK OF JACKSON COUNTY, PASCAGOULA, MISSISSIPPI, IN PLAT BOOK 6 AT PAGE 19, REFERENCE TO WHICH IS HEREBY MADE IN AID OF AND AS A PART OF THIS DESCRIPTION. Commonly known as: 908 Orange St, Ocean Springs, MS 39564-0718 I WILL CONVEY only such title as is vested in the Substitute Trustee.
