Trustee's Notice of Sale TRUSTEE'S NOTICE OF SALE WHEREAS, on April 29, 2015, James A. Knowles, Jr., and Elizabeth Knowles executed a Deed of Trust to J. Patrick Caldwell, as Trustee for Cadence Bank f/k/a BancorpSouth Bank, Beneficiary, which is recorded in the office of the Chancery Clerk of 1st Jud. Dist. Harrison County, MS, in Instrument No. 2015 3654 T-J1; WHEREAS, on May 29, 2024, Cadence Bank substituted James Eldred Renfroe, as Trustee, in the aforementioned deeds of trust with this recorded in Instrument No. 2024-0010286-T-J1; WHEREAS, there being a default in the terms and conditions of the Deed of Trust and entire debt secured having been declared to be due and payable in accordance with its terms, Cadence Bank the holder of the debt has requested the Trustee to execute the trust and sell said land and property pursuant to its terms in order to raise the sums due, with attorney's and trustee's fees, and expenses of sale; NOW, THEREFORE, I, James Eldred Renfroe, Trustee for said Deed of Trust, will on September 18, 2025, offer for sale at public outcry, and sell within legal hours (being between the hours of 11:00 a.m., and 4:00 p.m.) at the east main door of the 1st Jud. Harrison County Courthouse in Gulfport, MS, to the highest and best bidder for cash, the following described property situated in 1st Judicial District, Harrison County, MS, to-wit: A parcel of land situated in the Southeast 1/4 of the Southeast 1/4 of Section 30, Township 7 South, Range 13 West, Harrison County, Mississippi, being more particularly described as follows: Commencing at a concrete monument found at the Southeast corner of the Southeast 1/4 of Section 30, Township 7 South, Range 13 West; thence along the East line of said Section 30, N 00° 06' 34" W 979.24 feet to a point; thence S 89° 53' 26" W 504.14 feet to the Point of Beginning; thence S 00° 06' 34" E 270.16 feet to a 1/2" iron rod set; thence S 89° 53' 26" W 295.16 feet to a 1/2" iron rod set; thence N 00° 06' 34" W 295.16 feet to a 1/2" iron rod set; thence N 89° 53' 26" E 295.16 feet to a 1/2" iron rod set; thence S 00° 06' 34" 25.00 feet to the Point of Beginning. Ingress and Egress Easement: an Ingress and Egress Easement Situated in the Northeast 1/4 of the Southeast 1/4 and the Southeast 1/4 of the Southeast 1/4 of Section 30, Township 7 South, Range 13 West, Harrison County, Mississippi, being more particularly described as follows: Commencing at a concrete monument found at the Southeast corner of the Southeast 1/4 of Section 30, Township 7 South, Range 13 West; thence along the East line of said Section 30, N 00° 06' 34" W 979.24 feet to the Point of Beginning; thence; 89° 53' 26" W 504.14 feet to a point; thence N 06' 34" W 25.00 feet to a point; thence N 89° 53' 26" E 478.90 feet to a point; thence N 00° 06' 34" W 592.60 feet to a 1/2" iron rod found, situated at the Southwest corner of a 50 foot right-of-way known as Cleo Smith Road; thence along the South line of said Cleo Smith Road, S 89° 38' 12" E 25.24 feet to a 1/2" iron rod found, lying on the said East line of Section 30; thence along said East line, S 00° 06' 34" E 617.39 feet to the Point of Beginning.
