SUBSTITUTE TRUSTEE'S NOTICE OF SALE WHEREAS, on September 27, 2018, Jeanine Elena Edgehill AKA Jeanine Edgehill executed a Deed of Trust to Walter Dillon, Jr., USDA Rural Development of Gulfport, Trustee for the use and benefit of United States of America acting through the Rural Housing Service or successor agency, United States Department of Agriculture , which Deed of Trust is on file and of record in the office of the Chancery Clerk of Harrison County, Mississippi, as Instrument#2018 8373, Re-Recorded March 26, 2019, as Instrument # 2019 2401 T-J1 thereof; and WHEREAS, the legal holder of the said Deed of Trust and the note secured thereby, substituted Albertelli Law as Trustee therein, as authorized by the terms thereof, by instrument recorded in the office of the aforesaid Chancery Clerk in Book Instrument Number 2025-0005056-T-J1 thereof; and WHEREAS, default having been made in the performance of the conditions and stipulations as set forth by said Deed of Trust, and having been requested by the legal holder of the indebtedness secured and described by said Deed of Trust so to do, notice is hereby given that Albertelli Law, Substitute Trustee, by virtue of the authority conferred upon me in said Deed of Trust, will offer for sale and will sell at public sale and outcry to the highest and best bidder for cash, during the legal hours (between the hours of 11 o'clock a.m. and 4 o'clock p.m.), in Harrison County, Mississippi, on August 20, 2025, the following described land and property being the same land and property described in said Deed of Trust, situated in Harrison County, State of Mississippi, to-wit: A PARCEL OF LAND BEING SITUATED IN AND A PART OF THE NORTHEAST ONE -FOURTH OF THE NORTHWEST ONE-FOURTH (NE 1/4 OF NW 1/4), SECTION 14, TOWNSHIP 7 SOUTH, RANGE 12 WEST, FIRST JUDICIAL DISTRICT OF HARRISON COUNTY, MISSISSIPPI, BEING MORE PARTICULARLY DESCRIBED AS: BEGINNING AT A POINT ON THE NORTH SIDE OF LANDON ROAD WHERE THE WEST LINE OF SAID NE 1/4 OF THE NW 1/4 OF SAID SECTION 14 CROSSES SAID LANDON ROAD THENCE FROM SAID POINT RUN IN AN EASTERLY DIRECTION ALONG THE NORTH MARGIN OF SAID ROAD A DISTANCE OF 1277 FEET TO THE WEST MARGIN OF A ROADWAY, THENCE RUN NORTH ALONG THE WEST MARGIN OF SAID ROADWAY A DISTANCE OF 175 FEET TO THE POINT OF BEGINNING OF THE PROPERTY HEREIN DESCRIBED; THENCE FROM SAID POINT OF BEGINNING RUN WEST A DISTANCE OF 100 FEET ALONG THE NORTH LINE OF THE PROPERTY NOW OR FORMERLY OF SWILLEY, THENCE RUN NORTH A DISTANCE OF 75 FEET, THENCE RUN EAST A DISTANCE OF 100 FEET TO THE WEST MARGIN OF SAID ROADWAY, THENCE RUN SOUTH ALONG THE WEST MARGIN OF SAID ROADWAY A DISTANCE OF 75 FEET TO THE POINT OF BEGINNING. AND COMMENCING AT A POINT ON THE NORTH MARGIN OF LANDON ROAD WHERE THE WEST LINE OF THE NORTHEAST 1/4 OF THE NORTHWEST 1/4 OF SECTION 14, TOWNSHIP 7 SOUTH, RANGE 12 WEST, HARRISON COUNTY, MISSISSIPPI CROSSES THE ROAD AND RUN THENCE IN AN EASTERLY DIRECTION ALONG THE NORTH MARGIN OF SAID LANDON ROAD 1277 FEET MORE OR LESS TO THE POINT OF BEGINNING; SAID POINT OF BEGINNING BEING THE POINT OF INTERSECTION OF THE NORTH MARGIN OF LANDON ROAD AND THE WEST MARGIN OF ALLEN ROAD, FROM SAID POINT RUN THENCE NORTH 175.63 FEET TO AN IRON PIPE; THENCE IN A WESTERLY DIRECTION ALONG A FENCE 100.0 FEET; THENCE SOUTH ALONG A FENCE 178.6 FEET TO AN IRON PIPE ON THE NORTH MARGIN OF LANDON ROAD; THENCE ALONG SAID MARGIN 99.37 FEET TO AN IRON PIPE BEING THE POINT OF BEGINNING. Commonly known as: 10487 Allen Road, Gulfport, MS 39503 Should the undersigned become the last and highest bidder at the foreclosure sale, the Substituted Trustee is hereby authorized to transfer and assign said bid and to convey title to said foreclosed property to the Secretary of Veterans Affairs, an Officer of the United States of America, or the Secretary of Housing and Urban Development, an Officer of the United States of America, or whomever the undersigned shall authorize. The statement in the Substituted Trustee's Deed that the undersigned has requested transfer of its bid to grantee(s) in the Substituted Trustee's Deed shall be binding on the undersigned and conclusive evidence in favor of the assignee or other parties thereto and that the Substituted Trustee is duly authorized and empowered to execute same.
