SUBSTITUTE TRUSTEE'S NOTICE OF SALE WHEREAS, on June 11, 2008, Regina M. Chambers and Leon Chambers executed a deed of trust to Elite Title Insurance Agency, Inc., Trustee for the benefit of First National Bank of America (FNBA), a Michigan banking corporation, which deed of trust is recorded as Instrument 2008 9046 T-J1 in the office of the Chancery Clerk of the First Judicial District of Harrison County, State of Mississippi; and WHEREAS, said deed of trust was assigned by said First National Bank of America (FNBA) to Rose Acceptance, Inc., a Michigan corporation, as evidenced by Assignment of Deed of Trust, dated December 2, 2008, and recorded as Instrument 2010 2758 T-J1 in the office of the Chancery Clerk of the First Judicial District of Harrison County, State of Mississippi; and WHEREAS, said deed of trust was further assigned by Rose Acceptance, Inc., a Michigan corporation, to National Loan Investors, L.P., an Delaware Limited Partnership, as evidenced by Assignment of Deed of Trust, dated July 31, 2020, and recorded as Instrument 2020-7706-T-J1 in the office of the Chancery Clerk of the First Judicial District of Harrison County, State of Mississippi; and WHEREAS, said National Loan Investors, L.P. is the holder of the note secured by the aforesaid deed of trust and substituted Timothy J. Anzenberger, of Ridgeland, Mississippi, in the place and stead of the said original trustee named in the original deed of trust or any subsequently appointed substitute trustee by instrument recorded in the office of the aforesaid Chancery Clerk at Instrument 2025-0011264-T-J1; and WHEREAS, default having been made in the performance of the conditions and stipulations as set forth by said deed of trust, and having been requested by the legal holder of the indebtedness secured and described by said deed of trust so to do, notice is hereby given that I, Timothy J. Anzenberger, Substitute Trustee, by virtue of the authority conferred upon me in said deed of trust, will offer for sale and will sell at public sale and outcry to the highest and best bidder for cash, during the legal hours (between the hours of 11 o'clock a.m. and 4 o'clock p.m.) at the east main front door of the Harrison County Courthouse located on 23rd Avenue, Gulfport, Mississippi, in the First Judicial District of Harrison County, Mississippi, on the 30th day of July, 2025, the following described land and property being the same land and property described in said deed of trust, situated in the First Judicial District of Harrison County, State of Mississippi, to-wit: Lot Thirteen (13) Janell Lynn Addition-Part III to Bel Aire Subdivision, a subdivision according to the Official Map or Plat thereof on file and of record in the Office of the Chancery Clerk of the First Judicial District of Harrison County, Mississippi, in Plat Book 29, Page 2 thereof, reference to which is hereby made in aid of and as part of this description.
