SUBSTITUTED TRUSTEE'S NOTICE OF SALE
STATE OF MISSISSIPPI
COUNTY OF HARRISON 1ST
WHEREAS, on the 18th day of November, 2021, George W. White and wife, Ann B. White, as joint tenants with rights of survivorship as such and not as tenants in common, executed and delivered a certain Deed of Trust unto Linda Naylor, Trustee for Mortgage Electronic Registration Systems, Inc. as nominee for USAA Federal Savings Bank, Beneficiary, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Harrison 1st County, Mississippi in Instrument# 2021-0035437-T-J1; and
WHEREAS, on the 11th day of June, 2025, Mortgage Electronic Registration Systems, Inc. ("MERS"), as beneficiary, as nominee for USAA Federal Savings Bank, assigned said Deed of Trust unto Lakeview Loan Servicing, LLC, by instrument recorded in the office of the aforesaid Chancery Clerk in Instrument# 2025-0011816-T-J1; and
WHEREAS, on the 26th day of June, 2025 the Holder of said Deed of Trust substituted and appointed Dean Morris, LLC as Substitute Trustee by instrument recorded in the office of the aforesaid Chancery Clerk in Instrument# 2025-0013881-T-J1; and
WHEREAS, default having been made in the payments of the indebtedness secured by the said Deed of Trust, and the holder of said Deed of Trust, having requested the undersigned so to do, on the 26th day of August, 2025, I will during the lawful hours of between 11:00 a.m. and 4:00 p.m., at public outcry, offer for sale and will sell, at the East main front door of the Harrison County Courthouse, 1st Judicial District, located on 23rd Avenue at Gulfport, Mississippi, for cash to the highest bidder, the following described land and property situated in Harrison 1st County, Mississippi, to-wit:

The following described land and property, lying and being situated in the County of Harrison, State of Mississippi, and being more particularly described as follows, to-wit:
Lot 4, Pecan Park Subdivision, Part 9-A, Long Beach, a subdivision according to a map or plat therefore on file and of record in the Office of the Chancery Clerk of Harrison County, First Judicial District, State of Mississippi, in Plat Book 32 at Page 27 thereof.
I will only convey such title as is vested in me as Substitute Trustee.
