SUBSTITUTED TRUSTEE'S NOTICE OF SALE
STATE OF MISSISSIPPI
COUNTY OF HARRISON 1ST
WHEREAS, on the 28th day of October, 2002, Larry W Kincaid Jr and Karen F Blethen, executed and delivered a certain Deed of Trust unto Mark C Orgler, Trustee for ABN AMRO Mortgage Group, Inc., Beneficiary, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Harrison 1st County, Mississippi in Book 2511 at Page 407 Instrument# 2002 19346T; and
WHEREAS, by various assignments on record said Deed of Trust was ultimately assigned to U.S. BANK TRUST NATIONAL ASSOCIATION NOT IN ITS INDIVIDUAL CAPACITY BUT SOLELY AS OWNER TRUSTEE FOR RCF 2 ACQUISITION TRUST by instrument recorded in the office of the aforesaid Chancery Clerk in Instrument# 2022-0026588-T-J1; and
WHEREAS, on the 18th day of November, 2024 the Holder of said Deed of Trust substituted and appointed Dean Morris, LLC as Substitute Trustee by instrument recorded in the office of the aforesaid Chancery Clerk in Instrument# 2024-0023344-T-J1; and
WHEREAS, on the 2nd day of December, 2024, a Scrivener's Affidavit was recorded via instrument appearing in the aforesaid land records to correct an error in the legal description in the subject deed of trust; this Affidavit appears in Instrument# 2024-0023844T-J1; and
WHEREAS, default having been made in the payments of the indebtedness secured by the said Deed of Trust, and the holder of said Deed of Trust, having requested the undersigned so to do, on the 20th day of August, 2025, I will during the lawful hours of between 11:00 a.m. and 4:00 p.m., at public outcry, offer for sale and will sell, at the East main front door of the Harrison County Courthouse, 1st Judicial District, located on 23rd Avenue at Gulfport, Mississippi, for cash to the highest bidder, the following described land and property situated in Harrison 1st County, Mississippi, to-wit:
The North One-half of Lot Twenty Eight R (N 1/2 of Lot 28R), SKYLINE HILLS RANCH SITES, a subdivision according to the official map or plat thereof on file and of record in the Office of the Chancery Clerk of the First Judicial District of Harrison County, Mississippi, in Plat Book 22 at Page 2 thereof, reference to which is hereby made in aid of and as a part of this description.
AND ALSO A SECURITY INTEREST IN AND TO THE FOLLOWING MANUFACTURED HOMES:
(1) 1998 CLAYTON LAKESHORE MANUFACTURED HOME 28 X 60 LS28564A 6000 CS2001589TNA/B
(1) 1996 16 X 80 MANUFACTURED HOME, FLEETWOOD/FESTIVAL SERIAL #TXFLT12A25640FD21
The Borrowers being the true and lawful owners of record of the mobile homes being mortgaged with the property, declares that it is Borrower's intent that the mobile homes lose their nature as personalty and become realty. Borrower further declares that the mobile home shall remain permanently attached as a part of the real property and will not be removed therefrom.
