ALL PARTIES KNOWN AND UNKNOWN HAVING OF RECORD IN FULTON COUNTY ANY RIGHT, TITLE, INTEREST IN, OR LIEN UPON: 669 ELL ST INCLUDING ANY TENANT / OWNER / OCCUPANT OF THE SUBJECT PROPERTY;
RE: FORECLOSURE OF EQUITY OF REDEMPTION FOR TAX SALE DEED (REF. O.C.G.A. §48-4-45, 46)
Take notice that:
The right to redeem the following described property, to wit will expire and be forever foreclosed and barred as of four o'clock (4 p.m.) on and after September 2, 2025, or within 30 days after legal service of the Notice pursuant to OCGA 48-4-45 et seq., whichever date is later:
All that tract or parcel of land lying and being in the City of Macon, Bibb County, Georgia, being part of Lots 22, 39 & 46 of the Talbott Combs Subdivision, in Land Lot 43 of the Macon Reserve West, which said three lots are known as the Henry N. Ells property, the lot herein conveyed fronts 60 feet on the north side of Ell Street, and extends back therefrom with even width, in a northerly direction, a distance of 400 feet, Said lot is bounded south by Ell Street, on the west by property now or formerly owned by Eddie J. Ponder and Laura E. Ponder, on the north by property now or formerly owned by Lonnie S. Maze, and property now or formerly owned by Mrs. C. W. Reiley, and on the east by property now or formerly owned by Aubrey C. Fowler. Said property has situate thereon a dwelling known as 669 Ell Street, Macon Georgia; being further described as Bibb County Tax Parcel No. P084-0192 per the maps and records of the Bibb County Tax Assessor and Tax Commissioner. Being the same tract conveyed in Deed Book 10021, Pages 90-92, Bibb County records. TOGETHER WITH all right, title, and interest running with the above-described property; and TOGETHER with all rights, members, privileges and appurtenant easements.
The tax deed to which this notice relates is dated July 2, 2024, and is recorded at DeedBook 11930, Page 365 in the Office of the Clerk of the Superior Court of Bibb County Clerk of Superior Court County, Georgia. This notice also constitutes a demand for possession of the property described herein on and after the foreclosure date and time set out above in the event the property is not timely redeemed. That a party is named in this notice is not determinative that such party has a legal right to redeem.
The property may be redeemed on or before the time and date stated above by payment of the redemption price as fixed and provided by law to the undersigned at the following address:
