SUBSTITUTE TRUSTEE'S NOTICE OF SALE

COUNTY OF HARRISON
FIRST JUDICIAL DISTRICT
WHEREAS, on the 1st day of September, 2017, John M. Hafford executed a Deed of Trust to Nicole T. Lewellyn, Trustee for the benefit of PriorityOne Bank, said Deed of Trust was recorded on September 17, 2017 as Instrument No. 2017-8036-T-J1 in the Office of the Chancery Clerk of the First Judicial District, Harrison County, Mississippi. A renewal and extension of said Deed of Trust dated September 5, 2020 was recorded on November 30, 2020 as Instrument No. 2020-12438-T-J1;
WHEREAS, the aforesaid PriorityOne Bank, the holder of said Deed of Trust and the promissory note secured thereby, substituted Derek A. Henderson as Trustee therein as authorized by the terms thereof, by instrument dated June 13, 2025 and recorded June 27, 2025, in the Office of the Chancery Clerk of the First Judicial District, Harrison County, Mississippi, as Instrument No. 2025-13324-T-J1;
WHEREAS, default having been made in the terms and conditions of said Deed of Trust and the entire debt secured thereby, having been declared to be due and payable in accordance with the terms of said Deed of Trust, and the legal holder of said indebtedness, PriorityOne Bank, having requested the undersigned Trustee to execute the trust and said Deed of Trust for the purpose of raising the sums due thereunder together with attorney's fees, Trustee's fees and expenses of sale;
NOW, THEREFORE, I, DEREK A. HENDERSON, TRUSTEE, in said Deed of Trust, will on the 19th day of August, 2025, offer for sale and will sell at public outcry, to the highest bidder for cash, within the legal hours (being the hours of 11:00 a.m. and 4:00 p.m.) at the East Front Door of the Harrison County, First Judicial District Courthouse at Gulfport, Mississippi, the following described property situated and lying in Harrison County, Mississippi, to-wit:
Lot 8, Bayou Villa Subdivision, a subdivision according to the official map or plat thereof on file and of record in the office of the Chancery Clerk of the First Judicial District of Harrison County, Mississippi.
Commonly known as 8 Villa Cove Drive, Gulfport MS 39507.
I WILL CONVEY ONLY such title as is vested in me as Substituted Trustee without warranty whether expressed or implied.
