NOTICE OF FORECLOSURE SALE Guardian Fidelity Mortgage, Inc. v. Margaret Fewell Ricks. et al. By virtue of an Order of Foreclosure and Sale hereinbefore granted in the case above named, Case Number 2025-CP-46-01303, I, the undersigned Master in Equity for York County, will sell on August 4th ,2025 at 11:00 a.m., or at any subsequent sales date hereinafter scheduled, at the Moss Justice Center, 1675 York Highway, York, SC 29745, to the highest bidder, for cash in hand, all the right, title and interest in the following described property: All that certain parcel or real property, lying and being situate in the City of Rock Hill, Ebenezer Township, York County, South Carolina, being a certain condominium unit designated as Villa 164, FOREST VILLA HORIZONTAL PROPERTY REGIME, Containing Building 3, and being a pan for Forest Villas Horizontal Property Regime, established pursuant to Title 57, Chapter 13, Code of Laws of South Carolina 1962, as amended, by Master Deed dated September 24, 1975, filed for record by Thomasson Development Corp., on September 24, 1975, and duly recorded in Deed Book 520 at Page 25, Office of the Clerk of Court for York County, South Carolina. Together with an undivided 5.1876 percent interest in the common elements of Forest Villas Horizontal Property Regime, as defined and described in MASTER Deed referred above. TMS#: 594-11-01-020 TERMS OF SALE: The successful bidder, other than the Plaintiff, will deposit with the Master in Equity, at the conclusion of the bidding, five percent (5%) of the bid, in cash or its equivalent as evidence of good faith, same to be applied to the purchase price in case of compliance, but to be forfeited and applied first to costs and then to the Plaintiff's debt in the case of noncompliance. Should the last and highest bidder fail or refuse to make the required deposit at the time of bid or fail to comply with the other terms of the bid within twenty (20) days, the Master in Equity may resell the property on the same terms and conditions on a subsequent sales day at the risk of said highest bidder. Interest shall run from the date of sale to the date of compliance with the bid. The lien being foreclosed is a first lien on the property. The property is to be sold subject to taxes due thereon, and any other restrictions and easements of public record. A deficiency judgment is not being sought in this case; therefore the bidding shall conclude on the sale day.
