STATE OF MISSISSIPPI COUNTY OF HARRISON FIRST JUDICIAL DISTRICT NOTICE OF SUBSTITUTE TRUSTEE'S SALE WHEREAS, on November 15, 2023, NCH Construction, LLC, executed a Deed of Trust to Dustin N. Williams, Trustee for the benefit of Ladner Group, LLC, which Deed of Trust is recorded in the Records of Mortgages and Deeds of Trust on Land as Instrument No. 2023-0023285-T-J1, in the office of the Chancery Clerk of the First Judicial District of Harrison County, Mississippi; and, WHEREAS, Ladner Group, LLC appointed and substituted Michael B. McDermott, Jr. in the place and stead of said original trustee named in the aforesaid original Deed of Trust, by instrument filed of record in the office of the Chancery Clerk and recorded in said office as Instrument No. 2025-0012825-T-J1; and WHEREAS default having been made in the terms and conditions of said Deed of Trust in favor of Ladner Group, LLC, and the holder of the note and Deed of Trust having requested the Substitute Trustee to sell the subject property, I will, on the 7th day of August, 2025, offer for sale and sell at public outcry, between the hours of 11:00 A.M. and 4:00 P.M. at the main east door of the county courthouse of the First Judicial District of Harrison County, Mississippi, for cash to the highest bidder, the following described property, lying and being situated in the First Judicial District of Harrison County, State of Mississippi, to-wit: Lot Fourteen (14) Swan Lake Estates, Phase Three (III), Unit One (I), a subdivision as per the official map or plat thereof on file and of record in the office of the Chancery Clerk of the First Judicial District of Harrison County, Mississippi, in Plat Book 43 at Page 17 thereof, reference to which is hereby made in aid of and as a part of this description.
