NOTICE IS HEREBY GIVEN that the City of Patterson ("City") Planning Commission will hold a Regular Meeting on Thursday, July 24, 2025, at 7:00 PM, in the City Council Chambers located at 1 Plaza, Patterson, AND via video conferencing and Zoom teleconference, to consider the following:

Baldwin Ranch South - Tentative Subdivision Map #24-02, APN 021-091-007
A public hearing of the City of Patterson Planning Commission to consider, and potentially recommend City Council approval of, a tentative subdivision map application to subdivide one parcel (021-091-007) totaling approximately 32.6 acres located along the west side of Baldwin Road south of Jeremiah Way into 161 medium-density residential lots and one park/basin parcel, plus new streets, pathways, and utility infrastructure.

A public hearing of the City of Patterson Planning Commission to consider, and potentially recommend City Council approval of, a tentative subdivision map application to subdivide one parcel (047-025-014) totaling approximately 36.3 acres, located at the northwest corner of Olive Avenue and the future Hartley Street, within the Villages of Patterson (VOP) Master Plan area, into 162 single-family residential lots (80 of which measure a min. of 45 feet by 100 feet; and 82 of which measure a min. of 50 feet by 100 feet), two remainder parcels for future multi-family and commercial land uses, plus new street, parks, storm basin and utility infrastructure.

The Planning Commission agenda and supporting public documents are available for viewing at City Hall, Planning Department, 1 Plaza, 2nd Floor, Patterson, California during normal business hours. The Planning Commission agenda and supporting public documents will be available on the City's website www.pattersonca.gov listed under Agenda Center "Planning Commission."
At the above noted time and place, testimony from interested persons will be heard by the Planning Commission and duly considered prior to making a recommendation to the City Council. Any material submitted to the Planning Commission for consideration (photographs, petitions, letters, etc.) will be retained by the City and cannot be returned. If a challenge to the above application is made in court, persons may be limited to raising only those issues they or someone else raised at the Public Hearing.
