SUBSTITUTED TRUSTEE'S NOTICE OF SALE STATE OF MISSISSIPPI COUNTY OF HARRISON 1ST WHEREAS, on the 29th day of June, 2012, Leon H. Farmer and wife, Kari Simmons Farmer a/k/a Kari Rienieta Simmons aka Kari S. Farmer, executed and delivered a certain Deed of Trust unto Joy Lambert Phillips, Trustee for Mortgage Electronic Registration Systems, Inc. as nominee for Hancock Bank, Beneficiary, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Harrison 1st County, Mississippi in Instrument# 2012 6388T-J1; and WHEREAS, by various assignments on record said Deed of Trust was ultimately assigned to U.S. Bank Trust National Association, not in its individual capacity, but solely in its capacity as Trustee of Citigroup Mortgage Loan Trust 2023-A by instrument recorded in the office of the aforesaid Chancery Clerk in Instrument# 2023-0024728-T-J1; and WHEREAS, on the 3rd day of March, 2023 the Holder of said Deed of Trust substituted and appointed Dean Morris, LLC as Substitute Trustee by instrument recorded in the office of the aforesaid Chancery Clerk in Instrument# 2023-0004754-T-J1; and WHEREAS, default having been made in the payments of the indebtedness secured by the said Deed of Trust, and the holder of said Deed of Trust, having requested the undersigned so to do, on the 6th day of August, 2025, I will during the lawful hours of between 11:00 a.m. and 4:00 p.m., at public outcry, offer for sale and will sell, at the East main front door of the Harrison County Courthouse, 1st Judicial District, located on 23rd Avenue at Gulfport, Mississippi, for cash to the highest bidder, the following described land and property situated in Harrison 1st County, Mississippi, to-wit: Lot Five Hundred Thirty Two (532), SWAN LAKE ESTATES SUBDIVISION, Phase One (1), Unit Two (2), a subdivision according to the official map or plat thereof on file and of record in the Office of the Chancery Clerk of Harrison County, Mississippi, in Plat Book 40 at Page 30 thereof, reference to which is hereby made in aid of and as a part of this description. I will only convey such title as is vested in me as Substitute Trustee. WITNESS MY SIGNATURE, this 7th day of July 2025.
