Will be sold Tuesday, Tuesday, August 5, 2025, before the Courthouse door in Bibb County, Georgia, during the legal hours of sale, to the highest bidder for cash, the following described property, to-wit:
All that tract or parcel of land lying and being in the City of Macon, Bibb County, Georgia, and known as part of Lot 3 in Block "E" of Villa Crest, a subdivision of the City of Macon, and plat of which is of record in the Clerk's Office, Bibb Superior Court in Plat Book 19, Folio 218, and being more particularly described as follows: Beginning at the southwest intersection of Grand Avenue and Forest Avenue, and extending thence along the westerly side of Grand Avenue in a southerly direction a distance of 52 feet and with this width extending back in a westerly direction along Forest Avenue a distance of 105 feet, having thereon a house known as 3746 Grand Avenue and being the same property conveyed to J. R. Neves, Jr. and Mrs. Nell J. Neves by deed recorded in Book 838, Folio 405, said Clerk's Office.

Sale will be made under power of sale contained in the Deed to Secure Debt from Beverly Michelle Davis, N/K/A Beverly Michelle Davis Tidwell to James Robert Adams and Patricia T. Adams dated April 5, 2012, and recorded in Deed Book 8708, Pages 344-348, Clerk's Office, Bibb Superior Court. Said Deed to Secure Debt secures a certain Purchase Money/Promissory Note from Beverly Michelle Davis, N/K/A Beverly Michelle Davis Tidwell dated April 5, 2012, in the original principal amount of Thirty Thousand and No/100 ($30,000.00) Dollars, and any amendment(s) thereto. Default having occurred under the terms and conditions of said Purchase Money/Promissory Note, the power of sale in said Deed to Secure Debt has become operative. The proceeds of said sale will be applied as provided in said Deed to Secure Debt. To the best of the undersigned's knowledge and belief, the party in possession and owner of the abovedescribed property is Beverly Michelle Davis, N/K/A Beverly Michelle Davis Tidwell. Sale will be made subject to unpaid ad valorem taxes, if any, and any easements, rights of way or restrictive covenants of record.
