NOTICE OF FORECLOSURE SALE UNDER POWER BIBB COUNTY, GEORGIA Under and by virtue of the Power of Sale contained in a Security Deed given by Shondra J. Holmes to Mortgage Electronic Registration Systems, Inc., as grantee, as nominee for Taylor, Bean & Whitaker Mortgage Corp., dated January 15, 2008, and recorded in Deed Book 7740, Page 242, Bibb County, Georgia Records, subsequently modified by a Loan Modification Agreement recorded November 18, 2024 in Book 12009, Page 324 in the amount of Seventy-Six Thousand Two Hundred Forty-Two and 94/100 ($76,242.94) Bibb County, Georgia Records, as last transferred to Selene Finance LP by assignment recorded on March 16, 2015 in Book 9422 Page 113 in the Office of the Clerk of Superior Court of Bibb County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of Seventy-Seven Thousand Seven Hundred Seventy-Nine and 0/100 dollars ($77,779.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash at the United Building in Central City Park – 206 7th St, Macon, GA 31201 Bibb County, Georgia, within the legal hours of sale on August 5, 2025, the following described property: All that tract or parcel of land lying and being in the City of Macon, Bibb County, Georgia, being known and designated as Lot 21, McEvoy Heights Subdivision, according to a plat recorded in Plat Book 33, Page 37, Clerk's Office, Bibb Superior Court. Said Lot fronts 80.0 feet on the Easterly side of McEvoy Drive, extends back in an Easterly direction with equal width a distance of 125.0 feet and is 80.0 feet wide across the rear or Easterly line. There are improvements located thereon known under the present system of numbering as 3234 McEvoy Drive, Macon Georgia. Property is subject to covenants, restrictions, and easements of record and taxes for the current year. Property is the same property conveyed by deed dated August 29, 1995, recorded in Deed Book 2726, Page 132, Clerk's Office, Bibb Superior Court. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been given).
