Under and by virtue of the Power of Sale contained in a Security Deed given by Linda Gail Johnson Dixon to CitiFinancial Services, Inc. dated September 26, 2007 and recorded on October 3, 2007 in Deed Book 9123, Page 95, Muscogee County, Georgia Records, and later assigned to U.S. Bank Trust National Association, as Trustee for LB-Dwelling Series V Trust by Assignment of Security Deed recorded on July 27, 2023 in Deed Book 14195, Page 100, Muscogee County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of One Hundred Eighteen Thousand Three Hundred Thirty-Eight And 13/100 Dollars ($118,338.13), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Muscogee County, Georgia, within the legal hours of sale on August 5, 2025 the following described property:
The following described Real Estate to-wit: All that lot, tract or parcel of land situate, lying and being in Muscogee County, Georgia, and being known and designated as all of Lot numbered Eleven (11), in Block lettered "B", of Subdivision known as "Steve Mar Estates", as said Lot is shown upon a map or plat of said Subdivision prepared by Siegel Engineering Company under date of May 1, 1962, a copy of said plat being recorded in Plat Book 27, Folios 103 A and B, in the Office of the Clerk of the Superior Court, Muscogee County, Georgia.
Being the same fee simple property conveyed by Warranty Deed from Luke Samuel Johnson to Linda Gail Johnson Dixon, dated recorded on 01/13/1997 in Book 4608, Page 10 in Muscogee County Records, State of GA.

The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been given).

To the best knowledge and belief of the undersigned, the parties in possession of the property are Linda Gail Dixon, Katherine Nicole Dixon, W. Leonard and Barbara Castleberry, as custodians of Christin Leigh Dixon, and W. Leonard and Barbara Castleberry, as custodians of Jack Steven Dixon, or tenant(s); and said property is more commonly known as 1145 Steve Mar Drive, Columbus, GA 31904.
The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and (2) to final confirmation and audit of the status of the loan with the holder of the security deed.
