SUBSTITUTE TRUSTEE'S NOTICE OF SALE
WHEREAS, OANH KIM LUONG, executed a Deed of Trust to DON W. KING, Trustee, for the benefit of ROBERT NGUYEN, executed September 15, 2021 and duly recorded in Deed of Trust Book 3834 at Pages 289-293 in the Office of the Chancery Clerk of Jackson County, Mississippi; and
WHEREAS, ROBERT NGUYEN, Beneficiary, executed a Substitution of Trustee for that certain Deed of Trust duly recorded in Deed of Trust Book 3834 at Pages 289-293, to appoint and substitute E. FOLEY RANSON on June 20, 2025 and duly recorded in Deed of Trust Book 4161 at Pages 186-188; and
WHEREAS, OANH KIM LUONG has defaulted in the terms and conditions of the aforesaid Deed of Trust and the Note secured thereby; and
WHEREAS, the owner and holder of the aforesaid Deed of Trust and Note, ROBERT NGUYEN, has requested that the undersigned foreclose on the property pledged as collateral on the aforesaid Deed of Trust;
NOW THEREFORE BE IT KNOWN that, I, E. FOLEY RANSON, Substitute Trustee, will on the 28th day of July, 2025, during the legal hours of 11:00 A.M. until 4:00 P.M., at the Main West Front Door of the Jackson County Courthouse in Pascagoula, Mississippi, offer for sale and sell to the highest bidder for cash, the following described real property situated in the County of Jackson, State of Mississippi, and more particularly described as follows:
Lot 56, Cherry Park Subdivision, a subdivision according to a map or plat thereof which is on file and of record in the office of the Chancery Clerk of Jackson County, Mississippi, in Plat Book 9, at Page 32, reference to which is hereby made in aid of and as a part of this description.
Title to the above described property is believed to be good; however, I will convey only such title as is vested in me as Substitute Trustee.
