TRUSTEE'S NOTICE OF SALE
WHEREAS, TONYA HICKS and ROBERT HICKS, executed a Deed of Trust to E. FOLEY RANSON, Trustee, for the benefit of WILLIAM H. NORTH, III, dated July 27, 2024 and duly recorded July 29, 2024 in Deed of Trust Book 4086 at Pages 573-582 in the Office of the Chancery Clerk of Jackson County, Mississippi; and
WHEREAS, TONYA HICKS and ROBERT HICKS have defaulted in the terms and conditions of the aforesaid Deed of Trust and the Note secured thereby; and
WHEREAS, WILLIAM H. NORTH, III passed away on October 27, 2024 and his estate is being administered in Cause No. 2024-2387 JP in the Chancery Court of Harrison County, Mississippi, First Judicial District, and whereas Jill Smith has been appointed to serve as Executrix of the Estate of William H. North, III and Letters Testamentary were issued on January 10, 2025 in said cause; and
WHEREAS, said Executrix has requested that the undersigned foreclose on the property pledged as collateral on the aforesaid Deed of Trust;
NOW THEREFORE BE IT KNOWN that, I, E. FOLEY RANSON, Trustee, will on the 28th day of July, 2025, during the legal hours of 11:00 A.M. until 4:00 P.M., at the Main West Front Door of the Jackson County Courthouse in Pascagoula, Mississippi, offer for sale and sell to the highest bidder for cash, the following described real property situated in the County of Jackson, State of Mississippi, and more particularly described as follows:
Lot No. 145: Commencing at the Northwest corner of the NW 1/4 of the NE 1/4 of Section 35, Township 6 South, Range 7 West, Jackson County, Mississippi, and run thence East 1,085.5 feet to the Point of Beginning; run thence North 87 degrees, 01 minutes, 30 seconds, East 209 feet to a waterway; run thence South 2 degrees, 36 minutes, 30 seconds West 117.9 feet; run thence North 76 degrees, 11 minutes West 199 feet to a road; run thence North 9 degrees, 39 minutes West 60.3 feet to the Point of Beginning.
Title to the above described property is believed to be good; however, I will convey only such title as is vested in me as Trustee.
