STATE OF GEORGIA COUNTY OF BIBB NOTICE OF SALE UNDER POWER Pursuant to the power of sale contained in the Security Deed executed by PHILLIP E. WYNES to BENEFICIAL MORTGAGE CO. OF GEORGIA in the original principal amount of $78,747.00 dated August 26, 2005, and recorded in Deed Book 6762, Page 29, Bibb County records, said Security Deed being last transferred to U.S. BANK TRUST COMPANY, NATIONAL ASSOCIATION, AS TRUSTEE, AS SUCCESSOR-IN-INTEREST TO U.S. BANK NATIONAL ASSOCIATION, NOT IN ITS INDIVIDUAL CAPACITY BUT SOLELY AS INDENTURE TRUSTEE, FOR THE HOLDERS OF THE CIM TRUST 2021-R1, MORTGAGE-BACKED NOTES, SERIES 2021-R1 in Deed Book 9811, Page 57, Bibb County records, the undersigned will sell at public outcry to the highest bidder for cash, before the Courthouse door in said County, or at such other place as lawfully designated, within the legal hours of sale, on August 05, 2025, the property in said Security Deed and described as follows: ALL THAT TRACT OR PARCEL OF LAND LYING AND BEING IN THE CITY OF MACON, BIBB COUNTY, GEORGIA, BEING MORE PARTICULARLY KNOWN AND DESIGNATED AS A PORTION OF LOT 12 OF THE R. Said property being known as: 3258 NAPIER AVENUE, MACON, GA 31204 To the best of the undersigned's knowledge, the party or parties in possession of said property is/are PHILLIP E. WYNES or tenant(s). The debt secured by said Security Deed has been and is hereby declared due and payable because of, among other possible events of default, failure to pay the indebtedness as provided for in the Note and said Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of sale, including attorney's fees (notice of intent to collect attorney's fees having been given).
