Project Applicant: Michael Dennis 6405 Ventura Dr, Klamath Falls OR, 97603 Description of Proposal: The applicant is proposing to demolish the existing single-family residence (SFR), re-contour the site to match the assumed pre-existing grade, and grass seed all bare areas. Project Name: Blue Sky Townhomes. Project Applicant: Larson and Associates, 9027 Pacific Ave, Suite 4, Tacoma, WA 98444. Case No: PLT24-0001 & PRD24-0001. Location of Proposal: 3516 & 3520 54th Ave E, Fife, WA 98424 (Parcels 0320131057 & 0320131037). Description of Proposal: Preliminary Plat and Planned Residential Development (PRD) application for a 55-lot, zero-lot-line townhome subdivision on an approximately 4.57-acre site. The proposal includes the development of a private internal road system connecting to the north side of Kelsey Lane, as well as two private shared access facilities. Utilities will be extended to the site, and stormwater is planned to be managed on site. Recreational open space is proposed along the east side of the project site and will consist of a non-motorized trail system connecting 54th Ave E to Kelsey Lane, and a centrally located Tot-Lot surrounded by open playfield areas. Approximately 17,000 cubic yards of cut and 19,000 cubic yards of fill are proposed. All existing on-site structures and improvements are proposed to be removed. All interested persons may appear at the hearing and provide oral testimony and/or submit written testimony. Written comments can be submitted anytime up to and during the public hearing.
