12:00pm Z2025000124 - Gallery at SoMi Parc, LLC. (“the Applicant”) is requesting Administrative Site Plan Review (“ASPR”) for the property located at 5949 SW 68th Street (the “Property”). The Property is owned by the Miami-Dade County Department of Housing and Community Development (the “Owner” or “HCD”) and was previously home to the South Miami Gardens public housing development (“South Miami Gardens”), a 58-unit two-story multi-family development spanning over 6.2 acres built in 1975. On October 6, 2020, the County Commission approved Resolution No. R-961-20, which awarded site control to RUDG, LLC for the redevelopment of South Miami Gardens. The redevelopment was to include providing replacement housing for the prior South Miami Gardens residents, along with new affordable, workforce, and market rate units. In 2024, RUDG completed the first phase on the western parcel—Residences at SoMi Parc—a mixed-use development with 172 units. Within the first phase, all of the prior South Miami Gardens residents were relocated. For the second phase, the Applicant is proposing a mixed-use development incorporating two 15-story towers, 700 units, 724 parking spaces, and 48,336 SF of commercial space.
12:15pm Z2025000137 - D.A.P. Land Holdings, LLC. (“the Applicant”) is requesting a District Boundary Change from the Property’s current AU, Agricultural District to UDBPAD, Urban Development Boundary Planned Area Development District. The properties consist of approximately ±237.71 gross acres consisting of seven (7) parcels generally bounded by and located south of the Homestead Extension of the Florida Turnpike (“HEFT”), north of SW 261st Street, west of SW 112 Avenue, and east of the Princeton Canal (C-102) in unincorporated Miami-Dade County, Florida, as further identified by Miami-Dade County Tax Folio Nos. 30-6030-000-0100, 30- 6925-000-0060, 30-6925-000-0160, 30-6925- 000-0180, 30-6030-000-0120, 30- 6925-000-0143, and 30-6030-000-0122.
12:30pm Z2025000138 - 3650 Bird Road Owner LLC (“the Applicant”) is requesting Special Exception for a general development plan with the purpose of designating the Property, located in the proximity of the SMART Pan Corridor and the Douglas Road Metrorail Station, as part of the “SMART Corridor Subzone of the Rapid Transit Zone”, and assigning to it the applicable permitted uses in accordance with Section 33C-3.3 and 33C-8 of the County’s Code of Ordinances. The Property is located just east of Douglas Road (SW 37 Avenue) and the Douglas Road Metrorail Station and north of the Metrorail right of way. The Project will include two towers, to be developed in two phases: one tower approximately twenty-seven (27) stories in height including approximately 393 units, and a second tower approximately twenty-nine (29) stories in height including approximately 350 units. The vision behind the proposed mix of uses is to promote residents’ ability to live, work, and play in walking distance to the Douglas Road Metrorail station and the Underline.
