10:45am Z2025000097 - Biscayne Shores Development Group (“the Applicant”) is requesting Special Exception for a general development plan with the purpose of assigning to the Property, located in the “SMART Corridor Subzone of the Rapid Transit Zone”, the applicable permitted uses and development regulations for the subzone in accordance with Section 33C- 3.3 of the County Code; (2) NON-USE variance to permit a decorative screening of garage parking levels in lieu of twenty (20) feet of habitable space; (3) NON-USE variance to reduce the required parking, for a mixed-use, transient oriented development in close proximity to public transportation; and (4) CONCURRENT processing with an out-of-cycle CDMP Amendment that seeks to redesignate the Property from “Medium Density Residential” and “Business and Office” to “High Density Residential” (the “CDMP Amendment”). The Property is approximately 4.089 gross acres (3.96 net acres) in size and fronts Biscayne Boulevard, a major transportation corridor. The concept plan includes a mixed-use development containing 550 units, 20,000 square feet of commercial, 520 parking spaces, and 16 bicycle spaces (the “Project”). At a minimum the residential units will comply with the required 12.5% Workforce Housing Units and an additional fourteen (14) units will be set aside for Workforce Housing.
11:15am Z2025000112 TAF SDGC, LLC (“the Applicant”) is requesting Administrative Site Plan Review (ASPR) application for the redevelopment of a portion of the site known as South Dade Government Center (“SDGC”), generally located at 10740 SW 211 Street, 10820 SW 211 Street and 10700 SW 211 Street in Cutler Bay, consisting of ± 12.03 acres. The Applicant contemplates a two-phase 724 unit multi-family workforce housing project, to be approved administratively in accordance with Florida Statutes Section 125.01055, (“Live Local Act”).
11:30am Z2025000117 - AMERICAN BANKERS LIFE ASSURANCE COMPANY OF FLORIDA (“the Applicant”) is requesting an amendment to Resolution No. Z-186-81, as last amended by Resolution No, Z-180-95, to permit the modification of the approved DRI Development Program for the ABIG DRI, amend conditions 1, 3, 4, 5, 6, 7, 8, 14, 15, 28, and 35, delete conditions 9, 10, 11, 12, 19, 22, 25, 26, 27, 29, and 36, and acceptance of a DRI Master Plan and Land Use Equivalency Matrix. A District Boundary Change from Office Park District (OPD) to Limited Business District (BU-1A) on Parcel A, consisting of ±2.14 gross acres (±1.43 net acres) and a District Boundary Change from Office Park District (OPD) to Industrial, Light Manufacturing District (IU-1) on Parcel B, consisting of ±81.43 gross acres (±77.39 net acres). The subject property is comprised of approximately ±84.78 gross acres (±79.10 net acres) located in Section 10, Township 54 South, Range 39, in unincorporated Miami-Dade County at 11222 Quail Roost Drive and 11195 SW 196 Street (folio nos. 30-6006-034-0015, 30-6006-034-0010, 30-6006-034- 0025, 30-6006-034-0020, and 30-6006-034-00301). The Property is currently improved with a ±470,000 square foot office building constructed in 1982, with additions constructed in 1984 and 1997, and a ±14,431 square foot, 330-student day care facility that has been closed and non- operational since 2019, all of which is governed by the ABIG DRI.
11:45am Z2025000123 - Herkoz, Inc. (“the Applicant”) is requesting District Boundary Change from AU, Agricultural District to UDBPAD, Urban Development Boundary Planned Area Development District, for the parcels bounded by SW 240th Street to the north, SW 248th Street to the south, SW 137th Avenue to the east, and theoretical SW 139th Avenue to the west. The Property is located outside and immediately adjacent to the UDB and is the subject of a concurrent land use amendment application seeking to re-designate the Property from “Agriculture” to “Special District.” The proposed development plan for the property includes 1200 residential units, including 30% Workforce Housing, and 90,000 SF of non-residential commercial use. Given that our proposed development exceeds 250 residential units.
