NOTICE OF PUBLIC HEARING – 2025.07.08 Accepting Offer to Sell Certain Property The public is hereby notified that the Waxhaw Board of Commissioners, pursuant to the provisions of N. C. G. S. § 158-7.1, will hold a public hearing on Tuesday, July 8, 2025, at 6:30 PM or soon thereafter in the Board Chambers of the Waxhaw Town Hall, located at 4218 Waxhaw-Marvin Road, Waxhaw, NC. The purpose of the public hearing is to receive comments related to the Town's plan to consider conveyance of its interest in certain property located at 216 E. North Main Street, totaling approximately 0.419 acres, parcel number 05113027A, by private negotiation for the purpose of stimulating economic development in the downtown area. Based on a recent appraisal the value for this property is $271,000 and the recent tax appraised value is $251,600. The proposed purchase price is $260,000, which the Town has determined is the fair market value of the property. The Town believes the foregoing conveyance will promote economic development, increase the tax base, and provide additional employment opportunities. The Town will have the right to reacquire the property in the event of the failure to commence the designated improvements on the property within forty-two (42) months of water, sewer, and other utility services being available to service the property along with stamped and approved building plans from the Town of Waxhaw and Union County. The Town Board of Commissioners intends, subject to public comment at the public hearing, to approve conveyance of a fee simple interest in the real property described herein. Any persons who desire to be heard on this sale of certain property are hereby notified to appear at said hearing. The Board of Commissioners reserves the right to recess the public hearing to another place and time. The Town of Waxhaw does not discriminate on the basis of disability.
