STATE OF GEORGIA COUNTY OF BIBB NOTICE OF SALE UNDER POWER Pursuant to the power of sale contained in the Security Deed executed by MAMIE L GOOLSBY to TCF NATIONAL BANK MINNESOTA in the original principal amount of $41,704.80 dated April 2, 1999, and recorded in Deed Book 4430, Page 15, Bibb County records, the undersigned will sell at public outcry to the highest bidder for cash, before the Courthouse door in said County, or at such other place as lawfully designated, within the legal hours of sale, on August 5, 2025, the property in said Security Deed and described as follows: ALL THAT CERTAIN TRACT OR PARCEL OF LAND LYING, SITUATE AND BEING IN THE CITY OF MACON, COUNTY OF BIBB AND STATE OF GEORGIA, FRONTING 46,5 FEET ON THE SOUTH SIDE OF BOULEVARD AVENUE AND BEING THE EASTERN PART OF LOT 28 DIVISION OF NORTH HIGHLANDS ACCORDING TO A PLAT OF WHICH APPEARS OF RECORD IN DEED BOOK 72, PAGE 16B, CLERK'S OFFICE, BIBB SUPERIOR COURT AND TO A PLAT OF RESUBDIVISION OF LOTS 27 AND 28 DIVISION C OF NORTH HIGHLANDS MADE BY R.W. COWAN, JANUARY 16, 1958 AND RECORDED IN PLAT BOOK 30, PAGE 291, SAID CLERK'S OFFICE. SAID PARCEL HAS SUCH LOCATION, SIZE, SHAPE AND METES, BOUNDS AND DIMENSIONS AS SHOWN ON SAID PLATS. REFERENCE TO WHICH IS HEREBY MADE IN AID OF MORE COMPLETE AND ACCURATE DESCRIPTION. SAID PROPERTY HAS SITUATE THEREON A DWELLING KNOWN AS 1049 BOULEVARD, MACON, GEORGIA, BEING THE SAME PROPERTY CONVEYED TO MAMIE L. GOOLSBY BY DEED FROM TCF CONSUMER FINANCIAL SERVICES, INC. RECORDED 05106/1999 IN DEED BOOK 4430 PAGE 13, IN THE OFFICE OF THE CLERK OF THE SUPERIOR COURT OF EBB COUNTY. GEORGIA. TAX ID#304-C28; ACCT# G23340 - 001 Said property being known as: 1049 BOULEVARD, MACON, GA 31211 To the best of the undersigned's knowledge, the party or parties in possession of said property is/are MAMIE L GOOLSBY or tenant(s). The debt secured by said Security Deed has been and is hereby declared due and payable because of, among other possible events of default, failure to pay the indebtedness as provided for in the Note and said Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of sale, including attorney's fees (notice of intent to collect attorney's fees having been given). Said property will be sold subject to the following: (1) any outstanding ad valorem taxes (including taxes which are a lien, whether or not yet due and payable); (2) the right of redemption of any taxing authority; (3) any matters which might be disclosed by an accurate survey and inspection of the property; and (4) any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
