SUBSTITUTED TRUSTEE'S NOTICE OF SALE

COUNTY OF HARRISON 1ST
WHEREAS, on the 14th day of December, 2023, Oasis Properties Enterprises LLC, executed and delivered a certain Deed of Trust unto Esplanade Land and Title Co. LLC, Trustee for Mortgage Electronic Registration Systems, Inc. as nominee for OCMBC, Inc., Beneficiary, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Harrison 1st County, Mississippi in Instrument# 2023-0025319-T-J1; and
WHEREAS, on the 7th day of February, 2025, Mortgage Electronic Registration Systems, Inc. ("MERS"), as beneficiary, as nominee for OCMBC, Inc., assigned said Deed of Trust unto Citibank, N.A., not in its individual capacity, but solely as Owner Trustee of BRAVO Residential Funding Trust 2024-NQM2, by instrument recorded in the office of the aforesaid Chancery Clerk in Instrument# 2025-0002615-T-J1; and
WHEREAS, on the 6th day of June, 2025 the Holder of said Deed of Trust substituted and appointed Dean Morris, LLC as Substitute Trustee by instrument recorded in the office of the aforesaid Chancery Clerk in Instrument# 2025-0011181-T-J1; and
WHEREAS, default having been made in the payments of the indebtedness secured by the said Deed of Trust, and the holder of said Deed of Trust, having requested the undersigned so to do, on the 16th day of July, 2025, I will during the lawful hours of between 11:00 a.m. and 4:00 p.m., at public outcry, offer for sale and will sell, at the East main front door of the Harrison County Courthouse, 1st Judicial District, located on 23rd Avenue at Gulfport, Mississippi, for cash to the highest bidder, the following described land and property situated in Harrison 1st County, Mississippi, to-wit:
LEGAL DESCRIPTION: A PARCEL OF LAND LOCATED IN SECTION 26, TOWNSHIP 8 SOUTH, RANGE 13 WEST, HARRISON COUNTY, MISSISSIPPI, FIRST JUDICIAL DISTRICT, AND BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS, TO-WIT:
LOT BOUNDED ON THE SOUTH BY LAND NOW OR FORMERLY BELONGING TO BRADLEY; ON THE EAST BY LAND NOW OR FORMERLY BEING DEMETZ; ON THE NORTH BY LAND NOW OR FORMERLY BELONGING TO AMIEL; AND ON THE WEST BY LAND NOW OR FORMERLY CLARENCE AVENUE. THE DIMENSIONS OF THIS PROPERTY ARE APPROXIMATELY 100 FEET BY 150 FEET.
I will only convey such title as is vested in me as Substitute Trustee.
