SUBSTITUTED TRUSTEE'S NOTICE OF SALE
STATE OF MISSISSIPPI
COUNTY OF JACKSON
WHEREAS, on the 24th day of March, 2009, Billy Hue Rodgers and Gloria Jean Rodgers, wife Joint tenants with full rights of survivorship, executed and delivered a certain Deed of Trust unto Debera Bridges, Trustee for Citifinancial Real Estate Services, Inc., Beneficiary, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Jackson County, Mississippi in Book 2792 at Page 677 Instrument# 200906104; and
WHEREAS, by various assignments on record said Deed of Trust was ultimately assigned to U.S. BANK TRUST NATIONAL ASSOCIATION, NOT IN ITS INDIVIDUAL CAPACITY BUT SOLELY AS OWNER TRUSTEE FOR RCAF ACQUISITION TRUST by instrument recorded in the office of the aforesaid Chancery Clerk in Book 4134 at Page 796 Instrument# 202504146; and
WHEREAS, on the 7th day of December, 2018 the Holder of said Deed of Trust substituted and appointed Dean Morris, LLC as Substitute Trustee by instrument recorded in the office of the aforesaid Chancery Clerk in Book 3555 at Page 885 Instrument# 201824757; and
WHEREAS, default having been made in the payments of the indebtedness secured by the said Deed of Trust, and the holder of said Deed of Trust, having requested the undersigned so to do, on the 16th day of July, 2025, I will during the lawful hours of between 11:00 a.m. and 4:00 p.m., at public outcry, offer for sale and will sell, at the main front door of the Circuit Court Building, City of Pascagoula, Jackson County, MS, 3104 Magnolia at Pascagoula, Mississippi, for cash to the highest bidder, the following described land and property situated in Jackson County, Mississippi, to-wit:
The following described property situated in Jackson County, Mississippi, being more particularly described as follows, to-wit Lot 34, De La Forest, Part 2-A, per plat thereof recorded in Plat Book 13, Page 41, on file in the Office of the Chancery Clerk of Jackson County, Mississippi.
Being the same Fee Simple Property conveyed by Warranty Deed from Charles E. Chapman and Amalia G. Chapman wife to Billy Hue Rodgers and Gloria Jean Rodgers wife joint tenants with full rights of survivorship, Dated 09/04/1992 Recorded on 09/04/1992 in Book 1002, Page 600 in Jackson County Records, State of MS.
I will only convey such title as is vested in me as Substitute Trustee.
