Whereas, On 11/10/2021, James Alvin Litton Jr Sole And Separate, Executed A Certain Deed Of Trust To Team Title LLC, Trustee for the benefit of Mortgage Electronic Registration Systems, Inc., as Beneficiary, as nominee for CMG Mortgage, Inc. dba CMG Financial, its successors and assigns, which Deed of Trust is of record in the office of the Chancery Clerk of Second Judicial District of Harrison County, State of Mississippi as Instrument No 2021-0019775-T-J2; and Whereas, said Deed of Trust was transferred and assigned Freedom Mortgage Corporation and recorded 3/18/2025 as Instrument No. 2025-0001570-T-J2; and Whereas, Freedom Mortgage Corporation has heretofore substituted Nestor Solutions, LLC, as Trustee by Instrument recorded on 6/9/2025 in the aforesaid Chancery Clerk's Office as Instrument No. 2025-0003591-T-J2, and Whereas, default having been made in the terms and conditions of said Deed of Trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said Deed of Trust, Freedom Mortgage Corporation, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said Deed of Trust and for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expense of sale. Now, Therefore, Nestor Solutions, LLC, Substituted Trustee in said Deed of Trust, will on 7/15/2025 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the County Courthouse of Harrison County, Mississippi, located at South Front Door of the Harrison County Courthouse (2nd Judicial District), 730 Dr. Martin Luther King Jr. Boulevard, Biloxi, MS 39530, to the highest and best bidder for cash the following described property situated in the Second Judicial District, Harrison County, State of Mississippi, to-wit: That certain real property situated in the SW 1/4 of Section 8, T7S, R9W, City of D'Iberville, Second Judicial District of Harrison County, Mississippi, more particularly described as follows, to-wit: Commencing at a point which is the NE corner of the intersection of Gay Road and Pierce Road and run thence in an easterly direction along the north margin of Pierce Road a distance of 541.3 feet to a point which is the point of beginning of the property herein described; From the said point of beginning, run thence north a distance of 155 feet to the south margin of property now or formerly of Bennett, run thence east along the south margin of the said property now or formerly of Bennett a distance of 75 feet to a point, run thence south a distance of 155 feet to a point on the north of Pierce Road, thence run in a westerly direction along the north margin of Pierce Road a distance of 75 feet to the point of beginning; being the east 75 feet of the west 225 feet of a parcel of land conveyed to the grantor herein by the heirs of M.D. Pierce, deceased, by warranty deed dated November 1, 1960 recorded in Book 474 at pages 185-186 in the office of the Chancery Clerk of the Second Judicial District of Harrison County, Mississippi.
