SUBSTITUTED TRUSTEE'S NOTICE OF SALE STATE OF MISSISSIPPI COUNTY OF HARRISON 1ST WHEREAS, on the 21st day of April, 2022, Patrick Elavsky, unmarried man, executed and delivered a certain Deed of Trust unto First American Title Insurance Company, Trustee for Mortgage Electronic Registration Systems, Inc. as nominee for Mortgage Research Center, LLC dba Veterans United Home Loans, Beneficiary, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Harrison 1st County, Mississippi in Instrument# 2022-0009259-T-J1; and WHEREAS, on the 29th day of May, 2024, Mortgage Electronic Registration Systems, Inc. ("MERS"), as beneficiary, as nominee for Mortgage Research Center, LLC dba Veterans United Home Loans, assigned said Deed of Trust unto PennyMac Loan Services, LLC, by instrument recorded in the office of the aforesaid Chancery Clerk in Instrument# 2024-0010048-T-J1; and WHEREAS, on the 9th day of April, 2025 the Holder of said Deed of Trust substituted and appointed Dean Morris, LLC as Substitute Trustee by instrument recorded in the office of the aforesaid Chancery Clerk in Instrument# 2025-0007027-T-J1; and WHEREAS, default having been made in the payments of the indebtedness secured by the said Deed of Trust, and the holder of said Deed of Trust, having requested the undersigned so to do, on the 9th day of July, 2025, I will during the lawful hours of between 11:00 a.m. and 4:00 p.m., at public outcry, offer for sale and will sell, at the East main front door of the Harrison County Courthouse, 1st Judicial District, located on 23rd Avenue at Gulfport, Mississippi, for cash to the highest bidder, the following described land and property situated in Harrison 1st County, Mississippi, to-wit: LOT FIFTY-ONE (51), WINGATE SUBDIVISION, a subdivision according to the official map or plat thereof on file and of record in the Office of the Chancery Clerk of the First Judicial District of Harrison County, Mississippi, in Plat Book 29 at Page 16 thereof, reference to which is hereby made in aid of and as a part of this description.
