SUBSTITUTE TRUSTEE'S NOTICE OF SALE WHEREAS, on the December 11, 2019, Matthew Herson Duprel, executed a Deed of Trust to Pilger Title Company, Trustee for the use and benefit of Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for American Financing Corporation, its successors and assigns, which Deed of Trust is on file and of record in the office of the Chancery Clerk of Harrison (1st District - Gulfport) County, Mississippi, in Deed of Trust December 23, 2019, Document No. 2019 11139T-J1 thereof; WHEREAS, said Deed of Trust was ultimately assigned to Data Mortgage, Inc d/b/a Essex Mortgage by assignment on file and of record in the office of the Chancery Clerk of Harrison (1st District - Gulfport) County, Mississippi, in August 7, 2024, Document No. 2024-0015074-T-J1 thereof; and WHEREAS, the legal holder of the said Deed of Trust and the note secured thereby, substituted Wilson & Associates, PLLC, as Trustee therein, as authorized by the terms thereof, by instrument recorded in the office of the aforesaid Chancery Clerk in August 16, 2024, Document No. 2024-0015774-T-J1 thereof; and WHEREAS, default having been made in the performance of the conditions and stipulations as set forth by said Deed of Trust, and having been requested by the legal holder of the indebtedness secured and described by said Deed of Trust so to do, notice is hereby given that Wilson & Associates, PLLC, Substitute Trustee, by virtue of the authority conferred upon me in said Deed of Trust, will offer for sale and will sell at public sale and outcry to the highest and best bidder for certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee, during the legal hours (between the hours of 11 o'clock a.m. and 4 o'clock p.m.) at the front door on the east side of the Courthouse, on July 22, 2025, the following described land and property being the same land and property described in said Deed of Trust, situated in Harrison (1st District - Gulfport) County, State of Mississippi, to-wit: Lot Sixty (60), Daugherty Park Subdivision, Part 3, a subdivision, according to a map or plat thereof which is on file of record in the office of the Chancery Clerk in the First Judicial District of Harrison County, MS, in Plat Book 26, at Page 20, reference to which is hereby made in aid of and as a part of this description.
