MIAMI-DADE COUNTY REDLAND COMMUNITY COUNCIL (14) CDMP PUBLIC HEARING You are invited to participate in the meeting below: REDLAND COMMUNITY COUNCIL (14) 6:30 PM, Tuesday, July 1, 2025 Naranja Park, 14150 SW 264 Street, Miami, FL 33032 The Public Meeting Will be In-Person Only The Community Council is holding a public hearing to address the October 2024 Cycle Application No. CDMP20240014 and the January 2025 Cycle Application No. CDMP20250003 requesting amendments to the Miami-Dade County Comprehensive Development Master Plan (CDMP). The applications are summarized as follows: Application No. CDMP20240014 (Lennar Homes, LLC): Size: ±22.12 gross acres; Location: Between SW 157 Avenue and SW 159 Avenue, and between SW 276 Street and SW 280 Street. Requests: 1) Redesignate the application site on the Land Use map; From: “Estate Density Residential" (1 to 2.5 dwelling units per gross acre) To: “Low-Medium Density Residential” (6 to 13 dwelling units per gross acre); and 2) Add the proffered Declaration of Restrictions in the Restrictions Table in Appendix A of the CDMP Land Use Element, if accepted by the Board of County Commissioners. This application is being processed concurrently with zoning Application No. Z2024000238. Application No. CDMP20250003 (Lennar Homes, LLC): Size: ±20.92 gross acres; Location: Between SW 220 Street and SW 226 Street, approximately 320 feet east of SW 134 Avenue. Requests: 1) Redesignate the application site on the Land Use map; From: “Estate Density Residential" (1 to 2.5 dwelling units per gross acre) To: “Low Density Residential with DI-1” (6 to 13 Dwelling Units per gross acre with urban design); 2) Add the proffered Declaration of Restrictions in the Restrictions Table in Appendix A of the CDMP Land Use Element, if accepted by the Board of County Commissioners. This application is being processed concurrently with zoning Application No. Z2025000020. The Community Council may adopt recommendations to the Planning Advisory Board and the Board of County Commissioners at the conclusion of the public hearing. Multiple board members of individual community councils may be present. This meeting is free and open to the public.
