NOTICE OF FORECLOSURE SALE UNDER POWER MUSCOGEE COUNTY, GEORGIA THIS IS AN ATTEMPT TO COLLECT A DEBT. ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE. Under and by virtue of the Power of Sale contained in a Security Deed given by Brian Matthew Gross to Iberiabank Mortgage Company dated March 6, 2015 and recorded on April 17, 2015 in Deed Book 11504, Page 55, Muscogee County, Georgia Records, and later assigned to Georgia Housing and Finance Authority by Assignment of Security Deed recorded on June 19, 2015 in Deed Book 11556, Page 52, Muscogee County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of Eighty-Seven Thousand Three Hundred Eighty-Seven And 00/100 Dollars ($87,387.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Muscogee County, Georgia, within the legal hours of sale on August 5, 2025 the following described property: All that lot or parcel of land situate, lying and being in Columbus, Muscogee County, Georgia, and being known and designated as all of Lot Numbered Nineteen (19), in Block Lettered "C", Georgian Hills, as said lot is shown upon a map of plat of said subdivision recorded in Plat Book 23, Page 103 in the Office of the Clerk of the Superior Court of Muscogee County, Georgia, to which map or plat reference is hereby made for a more particular location and dimensions of said lot. Being the same property conveyed to Charles Landrum and Beatrice L. Landrum, as joint tenants with the right of survivorship by deed from Charles Landrum recorded 6/4/2004 in Deed Book 74444, Page 22, in the office of the Clerk of the Superior Court of Muscogee County, Georgia. Tax ID: 084 039 002 The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been given).
