NOTICE OF SUBSTITUTE TRUSTEE'S SALE STATE OF MISSISSIPPI COUNTY OF 2ND DISTRICT HARRISON WHEREAS, default has occurred in the performance of the covenants, terms and conditions of a Deed of Trust dated March 17, 2022, executed by TIFFANY L. SMITH and JERRY FOREHAND conveying certain real property therein described to D. JEFFREY WAGNER, as Trustee, for MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., AS BENEFICIARY, AS NOMINEE FOR HOPE FEDERAL CREDIT UNION, Original Beneficiary, to secure the indebtedness therein described, as same appears of record in the office of the Chancery Clerk of 2nd District Harrison County, Mississippi filed and recorded March 18, 2022, at Instrument Number 2022-0002142-T-J2; and WHEREAS, the beneficial interest of said Deed of Trust was transferred and assigned to Hope Federal Credit Union; and WHEREAS, Rubin Lublin, LLC has been appointed as Substitute Trustee; and NOW, THEREFORE, the holder of said Deed of Trust, having requested the undersigned so to do, as Substitute Trustee or his duly appointed agent, by virtue of the power, duty and authority vested and imposed upon said Substitute Trustee shall, on July 23, 2025 within the lawful hours of sale between 11:00AM and 4:00PM at the front steps of the south side of the Courthouse proceed to sell at public outcry to the highest and best bidder for cash or certified funds ONLY, the following described property situated in 2nd District Harrison County, Mississippi, to wit: LOT TWO (2), BLOCK TWO (2), BIG RIDGE SUBDIVISION, ACCORDING TO THE OFFICIAL MAP OR PLAT THEREOF ON FILE AND OF RECORD IN COPY PLAT BOOK 4, AT PAGE 38, IN THE OFFICE OF THE CHANCERY CLERK OF THE SECOND JUDICIAL DISTRICT OF HARRISON COUNTY, MISSISSIPPI. PROPERTY ADDRESS: The street address of the property is believed to be 11208 BERRY CIR, DIBERVILLE, MS 39540. In the event of any discrepancy between this street address and the legal description of the property, the legal description shall control.
