SUBSTITUTE TRUSTEE'S NOTICE OF SALE
WHEREAS, Shiquita E. Mosley, an unmarried woman, as Grantor, executed that certain Land Deed of Trust dated February 15, 2011, to Rodney H. Nourse, as Trustee for the benefit of Gulf Coast Renaissance Corporation, a Mississippi non-profit corporation, as Beneficiary, and recorded on February 16, 2011, as Instrument No. 201102472, Book 2958, Page 66, in the records of the Office of the Chancery Clerk of the Jackson County, Mississippi, and
WHEREAS, Gulf Coast Renaissance Corporation, a Mississippi non-profit corporation, transferred, assigned and conveyed unto Cadles of Grassy Meadows II, LLC, all its right, title and interest, powers and options in, if any, to and under in and to said Land Deed of Trust by "Assignment Land Deed of Trust" dated May 5, 2017, and recorded on June 30, 2017, as Instrument No. 201710061, Book 3444, Page 265, in the Office of the Chancery Clerk of the Jackson County, Mississippi; and
WHEREAS, Cadles of Grassy Meadows II, LLC, transferred, assigned and conveyed unto CIRAS, LLC, all its right, title and interest, powers and options in, if any, to and under said Land Deed of Trust by "Assignment Land Deed of Trust" dated June 6, 2017, and recorded on September 11, 2017, as Instrument No. 201713983, Book 3460, Page 740, in the Office of the Chancery Clerk of the Jackson County, Mississippi; and
WHEREAS, CIRAS, LLC, the current holder and/or assignee of said Deed of Trust, substituted Kevin A. Rogers as Trustee by Substitution of Trustee executed on March 18, 2025, and recorded on May 19, 2025, in the land records in the Office of the Chancery Clerk of Jackson County, Mississippi, in Book 4151, Page 558; and
WHEREAS, default has been made in the payment of the indebtedness secured by said Deed of Trust and the holder of the Note and Deed of Trust has requested the undersigned Trustee so to do, I will, on Monday, July 14, 2025, offer for sale at public outcry and sell during legal hours, between the hours of 11:00 A.M. and 4:00 P.M., at the front door of the Jackson County Courthouse, 3104 Magnolia Street, Pascagoula, Mississippi, the following-described property lying and being situated in the County of Jackson, State of Mississippi, being more particularly described as follows, to-wit:
Lot 145, Point Clear Riviera Subdivision, Section J, according to the map or plat thereof on file in the office of the Chancery Clerk of Jackson County, Mississippi, in Plat Book 10, Pages 37-38.
I will convey only such title as is vested in me as the Substitute Trustee.
