BY VIRTUE of the decree heretofore granted in the case of: U.S. Bank Trust National Association, as Trustee for Treehouse Series IV Trust vs. Deloris N. Howard aka Delorise Neely Howard aka Delorise N. Howard aka Deloris Neely Howard and if Deloris N. Howard aka Delorise Neely Howard aka Delorise N. Howard aka Deloris Neely Howard be deceased then any and all children and heirs at law, distributees and devisees and if any of the same be dead, any and all persons entitled to claim under or through them, also all other persons unknown claiming any right, title, interest or lien upon the real estate described in the complaint herein, any unknown adults, any unknown infants or persons under disability, being a class designated as John Doe or persons in the military service of the United States of America, being a class designated as Richard Roe, Lawrence E. Howard aka Lawrence Edward Howard aka Lawrence Howard, Individually, and as Personal Representative of the Estate of Delorise Neely Howard, and as an heir of Deloris N. Howard aka Delorise Neely Howard aka Delorise N. Howard aka Deloris Neely Howard, Lawrence E. Howard, Jr. aka Lawrence Edward Howard, Rashia T. Neely; LH - a minor child, Wells Fargo Financial Bank and Atlantic Credit & Finance, Inc., the undersigned Master in Equity for York County, South Carolina, will sell on July 7, 2025 at 11:00 am at the Moss Justice Center, 1675 York Highway, York, South Carolina 29745, to the highest bidder:
All that certain piece, parcel or lot of land, with the improvements thereon, situate, lying and being in the City of Rock Hill, County of York, State of South Carolina, know and designated as Lot 18 on plat of Block 7, Catawba Terrace Subdivision, which plat is recorded in the Office of the Clerk of Court for York County, South Carolina, in Plat Book 4, at Page 257.
Being that parcel of land conveyed to Lawrence E. Howard and Delorise N. Howard aka Deloris N. Howard by deed of Starr Properties of the Carolinas, Inc. dated April 20, 2000, and recorded April 21, 2000 in Volume 3097, Page 190 of the York County, SC Public Registry. Subsequently, Delorise N. Howard aka Deloris N. Howard died on April 22, 2023. Probate was open in Case Number 2023-ES-46-00827, York County, South Carolina. No Deed of Distribution has been recorded at this time.

TERMS OF SALE: The successful bidder, other than the Plaintiff, will deposit with the Master in Equity, at conclusion of the bidding, five percent (5%) of his bid, in cash or equivalent, as evidence of good faith, same to be applied to the purchase price in case of compliance, but to be forfeited and applied first to costs and then to the Plaintiff's debt in the case of non-compliance. Should the last and highest bidder fail to comply with the other terms of the bid within thirty (30) days, then the Master in Equity may re-sell the property on the same terms and conditions on some subsequent Sales Day (at the risk of the said highest bidder). No personal or deficiency judgment being demanded, the bidding shall not remain open after the date of sale and shall be final on that date, and compliance with the bid may be made immediately. Purchaser to pay for documentary stamps on the Deed. The successful bidder will be required to pay interest on the amount of the bid from date of sale to date of compliance with the bid at the rate of 13.00000% per annum. The sale shall be subject to taxes and assessments, existing easements and restrictions of record, and any other senior encumbrances. Plaintiff may waive any of its rights, including its right to a deficiency judgment, prior to sale.
In the event an agent of Plaintiff does not appear at the time of sale, the within property shall be withdrawn from sale and sold at the next available sales date upon the terms and conditions as set forth in the Master in Equity's Order and Judgment of Foreclosure and Sale or such terms as may be set forth in a supplemental order.
This sale is subject to all title matters of record and any interested party should consider performing an independent title examination of the subject property as no warranty is given. Neither the Plaintiff nor its counsel make representations as to the integrity of the title or the fair market value of the property offered for sale.
