File: MS21998 SUBSTITUTE TRUSTEE'S NOTICE OF FORECLOSURE SALE WHEREAS, on April 12, 2021, Raymond Joseph Lightell, Sr, a single man executed a certain Deed of Trust to Island Winds Title Co, LLC, Trustee for the use and benefit of Mortgage Electronic Registration Systems, Inc., as Beneficiary, as nominee for CMG Mortgage, Inc dba CMG Financial., its successors and assigns which Deed of Trust is of record in the office of the Chancery Clerk of Jackson County, Mississippi, on April 13, 2021, in Book 3776, Page 855-871, as Document Number 202109127. WHEREAS, Freedom Mortgage Corporation, the current holder and/or assignee, substituted Halliday, Watkins & Mann, P.C. as Trustee by instrument recorded in the Chancery Clerk's Office on May 16, 2025 in Book 4151, in Page 183-184, as Document Number 202508862; and WHEREAS, Default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, Freedom Mortgage Corporation, the legal holder of said indebtedness, having requested the undersigned Substitute Trustee in said deed of trust, will on July 7, 2025 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the main front door of the County Courthouse of Jackson County in Pascagoula, Mississippi, to the highest and best bidder for cash the following described property situated in Jackson County, Mississippi, to wit: A parcel of land located in Claim Section 9, Township 7 South, Range 6 West, Jackson County, Mississippi, being more particularly described as follows, to-wit: Beginning at an iron rod at an old post on the apparent easterly margin of Frank Griffin Road said to be 2387 feet Southwesterly along the said margin from the North line of said Section 9; thence run South 74 degrees 02 minutes 14 seconds East along an old fence as shown on a survey performed by J. A. Smith, R.L.S., located at Deed Book 544, Page 43, for 250 feet to a point; thence run North 17 degrees 04 minutes 54 seconds East for 115.2 feet to a point; thence run North 74 degrees 02 minutes 14 seconds West for 250.0 feet to an iron rod at a fence post on the easterly margin of Frank Griffin Road; thence run South 17 degrees 02 minutes 54 seconds West along said margin 115.2 feet to the Point of Beginning More commonly known as: 6608 Frank Griffin Rd, Moss Point, MS 39563 I will convey only such title as vested in me as Substituted Trustee.
