NOTICE To: The Estate of Nicy Lee Geiger and all heirs of Nicy Lee Geiger and All Persons unknown who claim or might claim to have an interest in this cause. You are hereby notified that an action seeking to establish title to the below-described property against the world was filed on the 13th day of March, 2025 in the Superior Court of Bibb County, Georgia, the Bibb Judicial Circuit, you are hereby commanded to be and appear at said Court within 30 days of the last publication of this notice in this matter to answer said Petition and file pleadings before the Court. The real property which is the subject of the civil action is more particularly described as follows: All that tract or parcel of land lying and being in the Vineville District of Bibb County, Georgia, more particularly described as follows: Commencing at a point fifty (50.0) feet from the corner of Pursley Street (formerly known as North Street) and Second Avenue, thence running along the northerly side of Second Avenue at a distance of fifty (50.0) fee, thence turn left at an inside angle of 93° and proceed in a north-easterly direction sixty-four (64.0) fee to the property of Mt. Temah Church, thence turn left and proceed along the southwest line of property of said Church fifty (50.0) fee, thence turn left and proceed sixty-six and five-tenths (66.5) fee along the southeast line of property of Sarah Clowers to point of beginning; said lot having thereon a house known as 1881 Second Street (formerly 369 Second Avenue), Pleasant Hill, as shown by plat of said property prepared by H.D. Cutter, C.E., on July 20, 1944, to which reference is hereby made for purposes of more complete description. This is the same property conveyed to Quillie Gigger and Hannah Gigger by Daniel Walker, et al. on August 17, 1944, by deed recorded in the Clerk's Office of Bibb Superior Court in Book 526, folio 561. Said property is also known as Map and Parcel No. P072-0523 in the Bibb County Tax Assessors' Office. This is the same property conveyed via Sheriff's Tax Deed to Jovon Braddy on April 2, 2019, Book 10338, Page 254-255, Bibb Superior Court Records. This is the same property conveyed by Jovon Braddy to J & J Estates Company Limited on February 2, 2021, Book 10789, Page 375, Bibb Superior Court Records. In addition to the Clerk of Court, you are required to serve (mail) copies of said Entry of Appearance on the attorney for the Petitioner who is Attorney J.
