SUBSTITUTE TRUSTEE'S NOTICE OF SALE
WHEREAS, on January 31, 2025, JUAN DE JESUS VASQUEZ REYES and DAISY DE VASQUEZ, executed a Deed of Trust to Michael L. Fondren, Trustee for the benefit of SUSAN ST. JOHN, Beneficiary, which Deed of Trust is recorded in Deed of Trust Book 4127, Pages 166-172, on file in the Office of the Chancery Clerk of Jackson County, Mississippi; and
WHEREAS, SUSAN ST. JOHN, the legal holder of said Deed of Trust and the Note secured thereby, substituted HALSEY N. CUMBEST, as Trustee therein, as authorized by the terms thereof, by instrument dated April 2, 2026, and recorded in Deed of Trust Book 4233, Pages 657-658, on file in the Office of the aforesaid Chancery Clerk; and
WHEREAS, default having been made in the terms and conditions of said Deed of Trust recorded in Deed of Trust Book 4127, Pages 166-172, on file in the Office of the aforesaid Chancery Clerk, and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said Deed of Trust, and the legal holder of said indebtedness, having requested the undersigned Substitute Trustee to execute the trust and sell said land and property in accordance with the terms of said Deed of Trust for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expenses of sale;
NOW, THEREFORE, I, HALSEY N. CUMBEST, Substitute Trustee in said Deed of Trust recorded in Deed of Trust Book 4127, Pages 166-172, on file in the Office of the aforesaid Chancery Clerk, will on the 7th day of May, A. D., 2026, offer for sale and will sell at public outcry to the highest bidder for cash, within the legal hours (between the hours of 11:00 a.m. and 4:00 p.m.) at the West front door of the Jackson County Courthouse, 3104 Magnolia Street, Pascagoula, Jackson County, Mississippi, the following described property situated and lying in Jackson County, Mississippi, to-wit:
All of that certain parcel of land situated in the County of Jackson, State of Mississippi, being known and designated as follows: Commencing at the Northeast Corner of the Northeast Quarter of the Southwest Quarter, Section 23, Township 4 South, Range 5 West, Jackson County, Mississippi, and run thence South along the East line of said forty a distance of 637 feet for the POINT OF BEGINNING; thence continue South 683 feet; thence run West along the South line of said forty a distance of 590 feet to a point in the center of a blacktop road; thence Northerly along the center of said blacktop road a distance of 740.2 feet, more or less, to a point in the centerline of said road; thence run East 332.65 feet back to the Point of Beginning. Containing 6.77 acres, more or less.

Commence at a found fence corner post at the Northeast corner of the Northeast Quarter of the Southwest Quarter, Section 23, Township 4 South, Range 5 West, Jackson County, Mississippi; thence run South 00 degrees 47 minutes 50 seconds West 635.85 feet (637 feet South-Rec) to a found rebar for the POINT OF BEGINNING; thence run South 00 degrees 43 minutes 18 seconds East 320.00 feet (320 feet South-Rec) to a set rebar; thence run West 432.03 feet (432.03 feet - Rec) to a point in the centerline of Red Bluff Road; thence run North 19 degrees 09 minutes 42 seconds East 79.06 feet along said centerline; thence run North 13 degrees 39 minutes 55 seconds East 116.25 feet along said centerline; thence North 09 degrees 30 minutes 05 seconds East 134.18 feet along said centerline to a found PK nail; thence run East 352.44 feet (332.65 Feet -Rec) to the Point of Beginning.
The above described property being the same property conveyed to Susan St. John by Warranty Deed dated October 25, 2018, recorded in Deed Book 1909, Pages 124-126, Land Deed Records of Jackson County, Mississippi.
I will convey only such title as is vested in me as Substitute Trustee.
