NOTICE OF SUBSTITUTED TRUSTEE'S SALE WHEREAS, on 03/16/2018, MICHAEL JAMES DIXON A SINGLE MAN executed a promissory note payable to the order of PRIMELENDING, A PLAINSCAPITAL COMPANY AS LENDER. WHEREAS, the aforesaid promissory note was secured by a Deed of Trust dated 03/16/2018, executed by MICHAEL JAMES DIXON A SINGLE MAN and being recorded on 03/22/2018 in Book 3498, Page 750 AS INSTRUMENT NO. 201805013 of the records of the Jackson County, State of Mississippi; and which aforesaid Instrument conveys to ALLAN B POLUNSKY, Trustee and to PRIMELENDING, A PLAINSCAPITAL COMPANY AS LENDER, MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., AS BENEFICIARY, as Beneficiary, the hereinafter described property; and WHEREAS, MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC. ("MERS") AS BENEFICIARY AS NOMINEE FOR PRIMELENDING, A PLAINSCAPITAL COMPANY, assigned said Deed of Trust to PHH Mortgage Corporation via an instrument filed of record on July 27, 2020 in Book 3692, Page 16 AS INSTRUMENT NO. 202014990 in the office of the Clerk of the Jackson County, State of Mississippi; and WHEREAS, PHH Mortgage Corporation appointed Western Progressive - Mississippi, Inc, as Substitute Trustee in the place of the aforementioned original Trustee via an instrument dated 09/30/2025 and record on 10/03/2025 in Book 4188, Page 329 as Instrument No. 202519688 of the records of the Jackson County, State of Mississippi and WHEREAS, default having occurred under the terms and conditions of said promissory note and Deed of Trust and the holder having declared the entire balance due and payable; and WHEREAS, Western Progressive - Mississippi, Inc, the Substituted Trustee in said Deed of Trust will on 02/18/2026, between the hours of 11:00 a.m. and 4:00 p.m., offer for sale and will sell at public outcry to the highest bidder for cash At West Front Door, Jackson County Courthouse, 3104 Magnolia Street, Pascagoula, MS 39567, the following described property located and situated in Jackson County, Mississippi, to wit: Lot Twelve (12), Block Twenty-Eight (28), Cedar Grove Subdivision, Unit Seven (7), a subdivision, according to a map or plat thereof which is on file of record in the office of the Chancery Clerk of Jackson County, MS, in Plat Book 10 at Page 43, reference to which is hereby made in aid of and as a part of this description. More commonly known as: 7646 MADISON DR, BILOXI, MS 39532-2806 Subject to the rights of way and easement for public roads and public utilities, and to any prior conveyance or reservation of mineral of every kind and character, including but not limited to oil, gas, sand, and gravel in or under subject property.
