TRUSTEE'S NOTICE OF SALE
WHEREAS, on August 10, 2015, Charles A. Henry, III, and Jessica Ann Henry executed a Deed of Trust to T. Harris Collier, III, as Trustee for Trustmark National Bank, now known as Trustmark Bank, as Lender, with Mortgage Electronic Registration Systems, Inc., ("MERS"), as Beneficiary, which is recorded in the office of the Chancery Clerk of Jackson County, MS, in Book 3299 at Page 773;
WHEREAS, said Deed of Trust was assigned to Trustmark Bank in Book 4189 at Page 436;
WHEREAS, on October 3, 2025, Trustmark Bank substituted James Eldred Renfroe as Trustee in the aforementioned deed of trust with this recorded in Book 4189 at Page 438;
WHEREAS, there being a default in the terms and conditions of the Deed of Trust and entire debt secured having been declared to be due and payable in accordance with its terms, Trustmark Bank, the holder of the debt has requested the Trustee to execute the trust and sell said land and property pursuant to its terms in order to raise the sums due, with attorney's and trustee's fees, and expenses of sale;
NOW, THEREFORE, I, James Eldred Renfroe, Trustee for said Deed of Trust, will on November 20, 2025, offer for sale at public outcry, and sell within legal hours (being between the hours of 11:00 a.m., and 4:00 p.m.) at the west main door of the Jackson County Courthouse in Pascagoula, MS, to the highest and best bidder for cash, the following described property situated in Jackson County, MS, to-wit:
A tract of land situated in Section 26, Township 5 South, Range 5 West, Jackson County, Mississippi and more particularly described as follows: Commencing at the Northwest corner of the Southwest Quarter of the Northwest Quarter of Section 26, said point being on the South right-of-way of Rayford Shumock Road; thence South 0 degrees 01 minutes 30 seconds East along the West line of said quarter 231.70 feet to the Point of Beginning; thence South 0 degrees 01 minutes 30 seconds West along the West line of the Southwest Quarter of the Northwest Quarter 193.78 feet to the Northwest corner of that property described in Deed Book 992, Page 114-116; thence North 89 degrees 30 minutes 38 seconds East along the North line of said property and extension thereof 500.00 feet; thence North 0 degrees 01 minutes 30 seconds West 430.49 feet to the South right-of-way of Rayford Shumock Road; thence South 88 degrees 56 minutes 10 seconds West along the South right-of-way of Rayford Shumock Road 312.07 feet; thence South 0 degrees 01 minutes 30 seconds East 231.70 feet; thence South 88 degrees 56 minutes 10 seconds West 188.00 feet to the Point of Beginning. I will convey only such title as is vested in me as Trustee, with no warranties.
