SUBSTITUTED TRUSTEE'S NOTICE OF SALE STATE OF MISSISSIPPI COUNTY OF JACKSON WHEREAS, on the 8th day of March, 2007, Roosevelt Williams, Jr, executed and delivered a certain Deed of Trust unto Debera Bridges, Trustee for Citifinancial Real Estate Services, Inc., Beneficiary, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Jackson County, Mississippi in Book 2551 at Page 598 Instrument# 200708887; and WHEREAS, by various assignments on record said Deed of Trust was ultimately assigned to CSMC 2017-RPL3 TRUST by instrument recorded in the office of the aforesaid Chancery Clerk in Book 3989 at Page 139 Instrument# 202308398; and WHEREAS, on the 15th day of June, 2023 the Holder of said Deed of Trust substituted and appointed Dean Morris, LLC as Substitute Trustee by instrument recorded in the office of the aforesaid Chancery Clerk in Book 3999 at Page 749 Instrument# 202311529; and WHEREAS, on the 21st day of July, 2023, a Scrivener's Affidavit was recorded via instrument appearing in the aforesaid land records to correct an error in the legal description in the subject deed of trust; this Affidavit appears in Book 4007 at Page 439 Instrument# 202314134; and WHEREAS, the Default Judgment and Final Order in the matter styled CSMC 2017-RPL3 Trust vs Roosevelt Williams, III, et als. Civil Action File No. 2024-2091-MM in the Chancery Court of Jackson County, Mississippi, rendered on the 22nd day of July, 2025, said judgment invalidating the interest of Kale Farms; vesting property as if the tax sale had not occurred; and declared the subject Deed of Trust recorded at Inst. No. 200708887 as First Priority Lien as it was prior to the tax sale. Said judgment appearing in the Jackson County Chancery Clerk's land records in Book 2228 Page 604 Instrument #202518264 on September 10, 2025; and WHEREAS, default having been made in the payments of the indebtedness secured by the said Deed of Trust, and the holder of said Deed of Trust, having requested the undersigned so to do, on the 21st day of November, 2025, I will during the lawful hours of between 11:00 a.m. and 4:00 p.m., at public outcry, offer for sale and will sell, at the main front door of the Circuit Court Building, City of Pascagoula, Jackson County, MS, 3104 Magnolia at Pascagoula, Mississippi, for cash to the highest bidder, the following described land and property situated in Jackson County, Mississippi, to-wit: THE FOLLOWING LAND AND PROPERTY SITUATED IN JACKSON COUNTY, MISSISSIPPI, AND BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS, TO-WIT:BEGINNING AT THE SOUTHEAST CORNER OF LOT 1 OF RIVER ROAD ACRES SUBDIVISION, PER PLAT RECORDED IN PLAT BOOK 1, PAGE 139, OFFICIAL PLATS OF JACKSON COUNTY, MISSISSIPPI, AND FROM SAID POINT OF BEGINNING RUN THENCE NORTH 1 DEGREES 37 MINUTES WEST 199.3 FEET ALONG THE EAST LINE OF SAID LOT 1 TO THE NORTH LINE OF SAID LOT 1; THENCE SOUTH 84 DEGREES 04 MINUTES WEST 100.17 ALONG SAID NORTH LINE OF SAID LOT 1; THENCE SOUTH 1 DEGREES 37 MINUTS EAST 191.8 FEET TO THE NORTH MARGIN OF PINE ROAD; THENCE NORTH 88 DEGREES 23 MINUTES EAST ALONG THE NORTH MARGIN OF PINE ROAD 100 FEET TO THE POINT OF BEGINNING. THE ABOVE DESCRIBED LAND BEING THE EAST 100 FEET OF LOT 1 OF RIVER ROAD ACRES SUBDIVISION. AND ALSO: A PART OF LOT 5 OF THE ALEXANDER MCKAY TRACT, AS SHOWN BY PLAT RECORDED IN OFFICIAL SURVEYORS RECORD BOOK 1, PAGE 57, NOW ON FILE IN THE OFFICE OF THE CHANCERY CLERK OF JACKSON COUNTY, MISSISSIPPI, THE SAME BEING DESCRIBED BY METES AND BOUNDS AS FOLLOWS, TO WIT: BEGINNING AT A POINT ON THE SOUTH MARGIN OF LOT 5 OF ALEXANDER MCKAY TRACT, WHICH POINT IS 210 FEET EASTERLY, ALONG THE SOUTH MARGIN OF SAID LOT 5, FROM THE EASTERN MARGIN OF GRIFFIN ROAD AND RUN THENCE NORTH A DISTANCE OF 83 FEET; THENCE RUN IN A SOUTHEASTERLY DIRECTION A DISTANCE OF 200 FEET TO A POINT THAT IS 72 FEET NORTH OF THE SOUTH LINE OF SAID LOT 5; THENCE RUN SOUTH A DISTANCE OF 72 FEET TO THE SOUTH LINE OF SAID LOT 5; THENCE RUN WEST, ALONG THE SOUTH LINE OF SAID LOT 5A DISTANCE OF 200 FEET, MORE OR LESS TO THE POINT OF BEGINNING. BEING THE SAME PROPERTY CONVEYED BY FEE SIMPLE WARRANTY DEED FROM DAVID J. WOOTEN and LYNN WOOTEN TO ROOSEVELT WILLIAMS, JR. DATED 10/31/2003 RECORDED ON 11/13/2003 IN BOOK 1323, PAGE 41 IN JACKSON COUNTY RECORDS, STATE OF MS. I will only convey such title as is vested in me as Substitute Trustee.
