SUBSTITUTED TRUSTEE'S NOTICE OF SALE STATE OF MISSISSIPPI COUNTY OF HARRISON 1ST WHEREAS, on the 23rd day of February, 2007, Charlene M. Hilliard, executed and delivered a certain Deed of Trust unto Jay Morris, Trustee for Chase Bank USA, N.A., Beneficiary, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Harrison 1st County, Mississippi in Instrument# 2007 6009T-J1; and WHEREAS, by various assignments on record said Deed of Trust was ultimately assigned to Deutsche Bank National Trust Company, as Trustee for J.P. Morgan Mortgage Acquisition Trust 2007-CH5, Asset Backed Pass-Through Certificates, Series 2007-CH5 by instrument recorded in the office of the aforesaid Chancery Clerk in Instrument# 2015-9317-T-J1; and WHEREAS, on the 7th day of August, 2025 the Holder of said Deed of Trust substituted and appointed Dean Morris, LLC as Substitute Trustee by instrument recorded in the office of the aforesaid Chancery Clerk in Instrument# 2025-0017150-T-J1; and WHEREAS, default having been made in the payments of the indebtedness secured by the said Deed of Trust, and the holder of said Deed of Trust, having requested the undersigned so to do, on the 19th day of November, 2025, I will during the lawful hours of between 11:00 a.m. and 4:00 p.m., at public outcry, offer for sale and will sell, at the East main front door of the Harrison County Courthouse, 1st Judicial District, located on 23rd Avenue at Gulfport, Mississippi, for cash to the highest bidder, the following described land and property situated in Harrison 1st County, Mississippi, to-wit: The following described real property situate in the City of Pass Christian, County of Harrison, and State of Mississippi, to wit: That certain lot or parcel of land having a beginning point 225 feet North of the SW corner of Lot 18 of the Fahnestock Subdivision, Harrison County, Mississippi; thence easterly and parallel with the south boundary of said Lot 18 a distance of 390 feet to a point; thence North a distance of 125 feet to a point; thence westerly and parallel to the south boundary of said Lot 18 a distance of 390 feet to the east margin of a road sometimes called Lowbony Road; thence southerly along the east margin of said road a distance of 125 feet to the Point of Beginning; and being a portion of Lot 18 and Lot 36, Fahnestock Subdivision or Estate, Community of Deliste, Harrison County, Mississippi; and being the identical property acquired by Albert Ellis, Sr. et ux in Deed dated April 1, 1970, of record in Deed Book 644, Page 152 et seq., Office of the Chancery Clerk of Harrison County, First Judicial District, Mississippi. By Fee Simple Deed from Eleanor Lizana Ellis, Widow of Albert Ellis, Sr., Deceased, who died April 12, 1988 as set forth in Instrument No. 2005 18813 d -J1 and recorded on 8/24/2005, Harrison County Records. The source deed as stated above is the last record of vesting filed for this property. There have been no vesting changes since the date of the above referenced source.
