SHERIFF'S SALE By Virtue of a Writ of Execution (Mortgage Foreclosure) 24-2017 Issued out of the Court of Common Pleas of Centre County, Pennsylvania and to me directed, I will expose the following described property at public sale at the 3rd Floor, Court House Annex in the Town of Bellefonte, County of Centre, Commonwealth of Pennsylvania on: THURSDAY, NOVEMBER, 20, 2025 AT 10:00 O'CLOCK A.M. All parties in interest and claimants are further notified that a proposed schedule of distribution will be on file in the Sheriff's Office no later than ten (10) days after the date of the sale of any property sold hereunder, and distribution of the proceeds will be made in accordance with the schedule ten (10) days after said filing, unless exceptions are led with the Sheriffs Office prior thereto. _________________________ PROPERTY ADDRESS: 146 HAVERFORD CIRCLE, STATE COLLEGE, PA 16803 UPI/TAX PARCEL NUMBER: 18-008-,016-,0113- ALL THAT certain unit designated as Unit No. 113 and to be known as 546 Galen Drive, being in a Condominium Plan entitled "Haverford Heights" located along Valley View Drive in Patton Township, Centre County, Pennsylvania, which unit is designated in a plan prepared by Sweetland Engineering & Associates, Inc. dated February 6, 1979, and recorded in Centre County Plat Book 26 at page 79, on October 10, 1979. The unit is a part of a tract of land described on a plan entitled "Replot of Lots 16 and 17 into on Lot 16R" prepared by Sweetland Engineering & Associates, Inc. dated February 6, 1979, recorded April 19, 1979, in Centre County Plat Book 25 at page 77. The premises are also conveyed UNDER AND SUBJECT specifically to a Declaration of Protective Covenants by the Developer relating to "Haverford Heights" dated July 23, 1979, recorded July 25, 1979, in Centre County Misc. Book 146 at page 104, and also UNDER AND SUBJECT to By-Laws of Haverford Heights Homeowners' Association. UNDER AND SUBJECT to all further agreements, easements, conditions and restrictions of record and to the provisions, easements and covenants as contained in the Declaration of Condominiums and the Code of Regulations and the Declaration Plan and any amendment thereto. The Grantees covenant and agree to become members of the Haverford Heights Homeowners' Association in accordance with the provisions contained in the Articles of the Regulations of the said proposed Association, and further agree and covenant on behalf of the Grantees, their heirs, executors, administrators and assigns, that membership in such Association will be maintained continuously so long as said Association shall remain in existence; that the said Grantees shall pay all dues and assessments lawfully imposes in accordance with proposed Regulations of said Association; and in the event the Grantees should sell, convey or otherwise dispose of the Grantees' interest in the aforesaid premises, whether by private or judicial sale or otherwise, that such subsequent owners, their heirs, executors, administrators, and assigns shall be legally bough to maintain membership in the said proposed Association and to pay such dues as provided by the Regulations of the said Association. Membership in the said proposed Association and the payment of dues shall be a covenant running with the land and such dues shall be collectible by the proposed Association from the owner of such land in accordance with the law. THE GRANTEES, FOR AND ON BEHALF OF THE GRANTEES AND THE GRANTEES' HEIRS, PERSONAL REPRESENTATIVES, SUCCESSORS AND ASSIGNS, BY THE ACCEPTANCE OF THIS DEED, COVENANTS AND AGREES TO PAY SUCH CHARGES FOR THE MAINTENANCE OF, REPAIRS TO, REPLACEMENT OF AND EXPENSES IN CONNECTION WITH THE COMMON ELEMENTS AS MAY BE SET FROM TIME TO TIME BY THE COUNCIL IN ACCORDANCE WITH THE UNIT PROPERTY ACT OF PENNSYLVANIA, AND FURTHER COVENANTS AND AGREES THAT THE UNIT CONVEYED BY THIS DEED SHALL BE SUBJECT TO A CHARGE FOR ALL AMOUNTS SO ASSESSED AND THAT, EXCEPT INSOFAR AS SECTION 705 AND 706 OF SAID UNIT PROPERTY ACT MAY RELIEVE A SUBSEQUENT UNIT OWNER OF LIABILITY PRIOR UNPAID ASSESSMENTS, THIS COVENANT SHALL RUN WITH AND BIND THE LAND OR UNIT HEREBY CONVEYED AND ALL SUBSEQUENT OWNERS THEREOF.
