NOTICE OF SUBSTITUTED TRUSTEE'S SALE
WHEREAS, on 10/23/1998, LAWRENCE REDD AND CAROLYN REDD executed a promissory note payable to the order of THE MONEY CENTRE INC.
WHEREAS, the aforesaid promissory note was secured by a Deed of Trust dated 10/23/1998, executed by LAWRENCE REDD AND CAROLYN REDD and being recorded on 11/17/1998 in Book 1925, Page 241 as Instrument No. 18702 of the records of the Harrison County, State of Mississippi; and which aforesaid Instrument conveys to CHARLES R. CUNNINGHAM, Trustee and to THE MONEY CENTRE INC., as Beneficiary, the hereinafter described property; and
WHEREAS, U.S. BANK NATIONAL ASSOCIATION, AS TRUSTEE UNDER THE POOLING & SERVICING AGREEMENT, DATED AS OF 02/01/2002, AMONG CREDIT-BASED ASSET SERVICING AND SECURITIZATION, LLC., ASSET BACKED FUNDING CORP., LITTON LOAN SERVICING LP AND JP MORGAN CHASE BANK, C-BASS MORTGAGE LOAN ASSET-BACKED CERTIFICATES, SERIES 2002-CB1, assigned said Deed of Trust to U.S. Bank National Association, as Trustee for 2002-CB1 Trust, C-BASS Mortgage Loan Asset-Backed Certificates, Series 2002-CB1via an instrument filed of record on November 26, 2012 as Instrument No. 2012 11214 T-J1 in the office of the Clerk of the Harrison County, State of Mississippi; and
WHEREAS, U.S. Bank National Association, as Trustee for 2002-CB1 Trust, C-BASS Mortgage Loan Asset-Backed Certificates, Series 2002-CB1, appointed Western Progressive - Mississippi, Inc., as Substitute Trustee in the place of the aforementioned original Trustee via an instrument dated 07/22/2025 and record on 07/29/2025 as Instrument No. 2025-0015963-J1 of the records of the Harrison County, State of Mississippi and
WHEREAS, default having occurred under the terms and conditions of said promissory note and Deed of Trust and the holder having declared the entire balance due and payable; and
WHEREAS, Western Progressive - Mississippi, Inc., the Substituted Trustee in said Deed of Trust will on 09/10/2025, between the hours of 11:00 a.m. and 4:00 p.m., offer for sale and will sell at public outcry to the highest bidder for cash At East Front Door, Harrison County Courthouse (1st Judicial District), 1801 23rd Avenue, Gulfport, MS 39501, the following described property located and situated in Harrison County, Mississippi, to wit:
LOT 80 OF WINGATE SUBDIVISION A SUBDIVISION ACCORDING TO A MAP OR PLATE THEREOF ON FILE AND OF RECORD IN THE OFFICE OF THE CHANCERY CLERK OF HARRISON COUNTY, MISSISSIPPI, RECORDED IN PLAT BOOK 29 AT PAGE 16 REFERENCE TO WHICH IS HEREBY MADE IN AID OF AND AS A PART OF THIS DESCRIPTION.
More commonly known as: 80 WOODFOREST DRIVE, GULFPORT, MS 39503
Subject to the rights of way and easement for public roads and public utilities, and to any prior conveyance or reservation of mineral of every kind and character, including but not limited to oil, gas, sand, and gravel in or under subject property.
As the undersigned Substituted Trustee, Western Progressive - Mississippi, Inc., will convey only such title as is vested in it under said Deed of Trust.
